Comments (10)Don't doubt your self, it's a big investment so "just me being fussy" How about... New Bed 1 where current Living is (complete with fireplace) with new ensuite/robe in current Kitchen space. New Dining as in proposed new extension facing kitchen & the north-east (or possibly mirror reverse proposed new Kitchen?). Not a fan of bathroom opening directly off the new planned living area. Bed 2 moves to Bed 1 position, Bed 3 moves next to it at front & they share Sun room (maybe a playroom or study) & Bathroom opposite entry stays where it is. Take a slice off new Bed 2 for new Laundry & storage next to this bathroom. Middle Bedroom becomes Lounge (? open up or remove all/some of the walls - open plan? ) Extend Entry out toward side, build blade wall between entry & bathroom to separate it from traffic to beds & bath. "Questionable areas" - Laundry is too small - Yes see above suggestions - Are the rooms too large in comparison to the living areas - No but Bed 1 has sacrificed a lot of space for the WIR and not a fan of ensuite entry through robe. - Not enough storage (kitchen & general) - but where can we put it?? - See suggestions above? I had a look at your idea book and it seems you seek more light and open plan contemporary styling. Have you used a professional for the plan? It is good so far but I think you can improve it so hope you like some of my suggestions, good luck! I'm not a pro just a fan of good design & money well spent :-)...See MoreFloorplan feedback
Comments (26)Hi .... Couple of thoughts ....... You could leave the WC where it is currently but make it slightly larger to include washer/ dryer. I would suggest a smaller pantry & have the study nook behind it opening to the lounge area. You could leave the study open or close off with a "barn door" when not in use. I would use the area designated as " laundry " in your plan as a storage & mud room area. I don't see the configuration of the rear living room as being practical. Comments (14)Lachlan, do you know what the council requirements for easements are in your area? In addition to your house, I doubt 500mm either side to your boundary fencing would be right? There’s so much better potential to get a great design going... and while you’ve put a lot of thought & time into a layout you believe will serve you well, I think getting a pro in to work through your plan (must haves vs wants), site considerations, council regulations, passive solar orientation etc, I think a pro will be able to resolve this relatively quickly for you. I agree the bedroom at the front is far too narrow to be functional & I think it would be a disadvantage to you in the long term... both as the owner or if you decide to move on from this place, how you might fair trying to sell it... Your laundry has great potential to work well for you as a mudroom coming into the house from the garage. You’ll get some awesome suggestions here .... mine would include clarifying your budget (not forgetting total budget to include whatever may be relevant for you & your area such as fencing, landscaping, air conditioning, solar, water tanks & anything else your builder doesn’t include ie, turf, letterbox, blinds, clothesline etc) identifying your local builders, checking out their existing plans & seeing how amenable they are to changing one of their plans to suit your needs.
