Comments (11)Hi Rozzi Klomp, I would not only increase the size of your kitchen, but I'd look at swapping your living and dining areas. The current layout looks to provide a very long and narrow living area (3 x 6m?). A great way to check how each 'space' works is to consider the furniture layout for the living and dining areas. This will highlight how each zone works individually, as well as how each responds/interacts with your views, the kitchen, and related circulation. Understanding how each space works individually, and together, will inform the shape and layout of your kitchen design. Considering this our suggestions are: Locate bench and cupboards along the wall backing onto garage (relocate laundry to garage 'store' area). This will provide you with additional storage and/bench space. It could accommodate the stove, wall oven, fridge etc. Increase the size of the island bench. This bench could be orientated to the view, or the dining area. This would depend on your preference for facing view or using the bench as 'gathering' space (cooking whilst preparing food and /or breakfast bar). Depending on the orientation of the central bench would it be better as an island or peninsular bench? Comments (40)Do you have to use the smaller front boundary for the garage? Is the noisy living space going to work with all bedrooms coming off this space? If the garage went to the south and can it be on the boundary in Sydney, that would leave the middle for bedrooms and the northern aspect for living, as most Australian houses benefit from northern light. The front setbacks would make an ideal outdoor space which high fences or high shrubs if not allowed high fences, if on a busy road most councils allow you to have sound barriers, leaving the entry to the house to come in off the long boundary, which you can make more of a feature. You have a corner block which is always a bonus. The beds will then have a quite zone, the living can have that northern end and cars can be pushed to boundary. Comments (13)STAGE ONE would be the new kitchen with no other changes STAGE TWO would be preparing for the new pantry and biw for bed 2 but needs more accurate measurements STAGE THREE would be the ensuite and front entry STAGE FOUR would be the family bathroom and new hallways there are some discrepancy with expected measurements and the plans don't include the measurements along the sides of the house (so my suggestions are only estimates)....i'm happy to continue with ideas but you must confirm all the measurements of the internal walls of the ensuite, bathroom and toilet and rumpus and post a plan that shows the numbers clearly...See MoreDouble storey floor plans with void
Comments (9)Personally , as you presumably have the site area , you'd be better to consider say the living room with a higher stud ( say 3.6 or 4 metres ) , and the rest of the house a more standard height . A 'void' I envisage as 2 levels of rooms around a 'double height' living area . That really runs the risk of looking like a shopping mall or 1980's office block , with walkways and internal balconies , windows to 'spy' downstairs , hell why not have a square planter with leafy potplants and a fountain ? Double height means 4 times the problems , twice the heating and cooling , you need a cherry-picker to dust or change a lightbulb . . . . . . . Then if the kitchen is next to this area , theres additional problems with fumes and possible discoloration etc . Years ago , when I thought I had some money , I bought a place with 2.6metre tall double main doors that opened into a double height foyer -- looked impressive ( the previous owners had a white baby grand there , it was quite large ! ) , but I wasn't sorry to sell it after living there for 3 years ....See Moresiriuskey
