Bath or NO Bath

I am going to update my bathroom. It is only small and I want to get rid of the bathtub (which is a great size and depth). When thinking of resale is this a good idea? I want to move the vanity over to where the bath is which will give more standing and changing space in the bathroom. There is also only a small sash window. The shower is based beside the bath (which would place it beside the vanity cupboard after the renovation).

A plan would help. Loss of bath depends on market. Young family a bath or a washtub important, this could be a large ceramic trough Others - a well functioning bathroom trumps a bath.

Is this your only bathroom? if so consider carefully before you ditch the bath. Families with v;ery young children need a bath and personally for me having a bath is a must, especially on a cold night or after a long day at work. Baths are also still considered luxury items, top hotels always have a bath in their bathrooms. Perhaps you could combine the bath and shower, remember that bath / shower combinations are not always tacky and come in many other shapes, sizes and options now - a semi or completely sunken bath with shower can look stunning, spacious and you can still retain the bath! My house and bathroom are small so space saving is critical. The original old bathroom layout has a small square shower and a separate half bath, with an even smaller basin right next to the toilet. It was claustrophobic and the half bath was only used for storing cleaning stuff. When we renovated, the bathroom was gutted, keeping most of the original plumbing points. Though we are not "bath persons" we decided to have a shower over (normal length) bath with frameless swing glass screen. From past experiences, I find it easier to clean a shower-over-bath than a fully tiled shower area, or one with a shower base. When visitors with young children came to stay, having a bath was handy. Combining shower/bath gave us room for a long vanity with plenty of bench space and away from the toilet. It now has ample of space in the middle for changing and moving around each other. Shower-over-bath definitely is an efficient use of small bathroom space.

We've just renovated and have 3 bathrooms. no baths. Large walk in showers. We did, however, do the plumbing for a bath in the largest bathroom in case we ever sell it. We don't take baths, so no need to be cleaning the dust off it constantly.

If you won't use it, then I would get rid of it. Otherwise, it just becomes something else that you will have to clean and, depending upon the dimensions, cleaning around the base of a free stranding bath can be a challenge. This may also allow you to have a separate enclosed toilet, double shower and/or double vanity (if you don't already have those), which may offer more practical benefits than an infrequently used bath. If necessary, possibly consider upgrading the bath in the main bathroom to a more luxurious size so that if you do feel like soaking in the tub, that option will still be available.

Is this Reno plan for you and your family’s use for years to come, or are you doing it mainly with a view to sell in the short term? If to sell, maybe also consult experienced real estate agents in your area, and/or consider the specifics of recent house sales in your area. There would be some inconvenience to an external laundry, especially one that may involve stairs. We don’t have a bath in our new house, simply because we prefer showers and didn’t want wasted space. There is plumbing provision for one if a subsequent owner wants one in future. I think it depends on your needs or needs of potential buyers.

I Couldn’t leave a one year old crawling into bathroom with a sunken tub. Elderly would have a prob. Also very hard to bath a child in it. You would have to be In there too. So not a great solution for a family
