Comments (21)Not sure where you are. Assuming you are building in the Southern Hemisphere then the first thing to do is move your garage to the south side of the block and let more rooms of the house enjoy the northerly sun in Winter. Make sure your corridor is wider than standard( imagine two people passing each other comfortably)- maybe an extra 30 cams- you won't regret this. A skylight here that opens to let hot air out in Summer is great. To further save cost, have all wet areas as close together as possible, and if possible,on the south side. A kitchen bench and whatever is on it can suffer enormously with the angles of the sun during the Winter months. Better to put this on the south side and have the family area bask in the warmth when it is cold. Large windows on the north side will ensure plenty of light through to the kitchen. Personally I love the idea of an internal access from the garage directly or as near as possible to the kitchen because I do not want to traipse through other rooms with heavy shopping bags or dirty shoes. Sliding doors to linen cupboards and bedroom wardrobes to save space. Back of house faces West so consider a wider eave to give some relief from the hot Summer sun, which could be shining into your family/dining areas till quite late each day....See MorePlan for first house build - your thoughts or suggestions?
Comments (10)my suggestions include changing the staircase to have a halfway landing never winding steps, rearrange the kitchen, pantry and laundry, lose the biw and soffitts in the guest room and disguise the ens access door within the new MPR/guest room wardrobe, side access for understairs storage is much easier to use and, by the time you load and unload the laundry into a shute it would be quicker easier and cheaper to throw the washing down the stairs and save the space for more useful purposes ..pleased to see the good sized garage...cheapest rumpus, mancave and wet weather playroom with the addition of a few lockable storage cupboards and shelves...can't see the value in the extra hot water tap and gas outlet for the alfresco..rather extend paving across the back of the house and invest in a servery window to load dirty dishes directly into the kitchen for the dw and inevitably the wind blows smoke into the house so it's better to have a moveable barbq away from the walls and...upstairs hallway narrower to allow for extra steps, rearranged ens and wiw, avoid the void and use the space for a WIL or space for a baby's cot, dressing area, and/or leave the space open and invest in a gorgeous chest of drawers for linen and use the big WIL as a study nook with a separate small lounge and rearrange the bathroom with generous storage in the vanities, bigger shower and narrow freestanding bath...without all your dimensions some of my sizes are approximate but adding furniture helps understand the spaces much better and inside of wardrobes should always be at least 60cms plus the walls an doors and it appears that the plumbing access could be in the garage instead of the kitchen?...See MoreFeedback Appreciated

Comments (14)depending on which plan you refer to the kitchenette isn't for full meal cooking and the landing is wider than a hallway and/or you could omit the sink and get water out of one of one of the bathroom sinks and/or try the bar along the master bedroom wall ...both original upstairs bathrooms were much too small and the new bathrooms are still modest sizes and a free standing back to wall narrow bath is just possible in ens but not in family bathroom and a built in bath is bigger and easier to clean for the available space in teh family bathroom and includes a ledge for bath toys... mono stringer stairs should be OK in either plan as i've not included any storage under the stairs and assume that unless you are super neat that that space will become a dumping ground for lots of odd things.... a toilet space needs to be at least 1500 long so should be ok to have the bigger shower with space in between shower and bath ..there's enough space for a storage cabinet off the hall but don't forget that there's 2m of linen storage under the sinks in the family bathroom (1.5m in the ens and 1.2m in the downstairs ens) as in-wall mirror doored wall cabinets are better to keep toiletries up away from small kids and a private study should be away from common areas as the study nooks shown are more for casual adult use and kids play ... the study nook upstairs could be closed off but an open stairwell defeats the hope for privacy with all noise audible through the whole house without more solid doors and sound insulation between rooms but fine details can only be confirmed once you clarify which stairwell suits you best as everything is fixed by the location of the stairs and decision about extra powder room but a wider garage makes getting in and out of a car with kids, prams and groceries so much easier and well worth careful consideration..nb the garages in display homes never include cars or any of the usual things we need to store and rereading your post i would have a wall hung "picture" TV behind one of the couches in the family room...See Moresiriuskey
