Comments (7)Plan everything & get quotes for all elements, electric, plumbing, insulation, sound proofing... strongly consider solar passive, energy rating, double glassing, water recycling, ongoing maintenance, organic gardens, shrubs, fruit trees, fences (style & cost). Uni Queensland has some young engineers developing Tiny houses plans & fabrication so Google them. Investing in an Owner builders license would be a good insightful investment. Comments (14)the only way to get a 350 square home on an 800m2 block is to high-rise it ;)........pretty sure they mean 350m2, which is still a reasonably large residence and as a custom build would cost easily $1M any day of the week.......... The answers to the questions around value and whether it's actually a sensible investment to build a certain type of house in a certain location on a certain format with certain features etc are always valid, however possibly better directed to people who are dealing with property value and the market/buyers - an experienced local real estate agent should be able to provide some relevant advice/information around these queries....... I'd only be building what you need for you..........you shouldn't be trying to 2nd guess a potential buyer sometime in the future when you are designing your own home for now. It's fine to building flexibility and future proofing such as say an additional bedroom or kid's playroom etc, but a self contained granny flat is only "useful" for a certain situation, and whilst some people may think it's of value, others equally could consider it a "whatever" and consider the space/cost could have been used better......it's like how swimming pools are similarly hard to "value" one way or the other....it depends on how something is done/integrates or enables a certain function/lifestyle........ultimately, something's/anything only worth as much as what someone is willing to pay for it, regardless what the opinion of what it "should" be........See MoreWhich is cheaper? Comments (6)Hi oklouise, In the shorter term, I was going to live in the granny flat and rent out the main house to people I know or 2-3 international uni students. In the longer term, I would like to have it as a lowset living option for my mum who is in her late 70's. Somewhere, low maintenance, where she can keep her independence (as would I), but has me close by to provide her assistance where required. The original house has 3 bedrooms (the 3rd one is only 3.1 x 2.65m with no built in wardrobe. The back of the property backs onto a council park. The house is set back further from the front than all of the neighbouring properties (greater than 7 metres). The area under the current house would just be used for carparking and storage. The remaining length of my backyard from my back steps is 18.6 metres. I don't think it would necessary add value to my property, but rather provide me with an income as well as options for family or friends that need the accommodation. Comments (22)As we won't be staying there for long periods of time at once we do have limited outside area. Only the pathway from the footpath up the side of the carport and granny flat. There is currently a garage (connected to the house) and the carport. As part of this build there will also be another double carport. So, the house and granny flat will have 2 car spots each, tandem parking. The house is rented to family at the moment. But trying to make the granny flat as separate as possible in case that changes in the future. The granny flat will be off the ground (not concrete slab) but not quite as high as the house (I believe) but high enough to get the right drop for the plumbing....See MoreLyn FitzGibbon
