Wilson, one way to accrue a list of potential builders, is to drive around your area of Sydney and make note of which builders and building projects similar to yours as well as those who are currently building houses you admire. I would compile as many as possible and be discerning in your list. You might also notice how long particular builds are taking and if tradesmen are regularly on-site. I realise in Sydney this could be a big job, but it may well be worth your time. Then, check out the builders' websites to see their projects and any reviews. As you move closer to short-listing builders, make an appointment to meet with them to show and talk about your project. You will get a better feel for who you think you can work with, any creative ideas they may have to improve elements of your plan, reduce building costs, etc.

Yep, it sure adds up doesn't it! It's a lot of money for perhaps not an equivalent amount of value gain. But it's not necessarily the builder's fault or issue here. Their pricing here is not surprising, but to clarify not sure how you can isolate the kitchen or what exactly does 30K mean? Is it joinery only, is it including fittings? Is the balcony upper or main level. The question is, is this actually the best way to spend your money? Considering how much you're spending, should you be considering getting proper value for the money and getting more for your money with potentially a different design?. Are you happy with the design? It's going to be super? Is it worth $400K to you for what you're going to get? If the answer's no then a design rethink is possibly in order. Where are you at in the design/doc process? have you used a drafty, designer, architect to help you with the process? What people often get quite wrong with renovation projects is the distribution of budget in regards to HOW it's being spent (you WILL spend it one way or the other), and it always comes back to the design/layout as to how well or not it's spent. Really need to see actual plans to be able to assess and comment further with more accuracy otherwise just speculating on in all. Depending upon your finishing decisions this sort if thing could easily nudge the $450K mark.

We have been building our house for over two years now. The supply chain downturn has made it a nightmare. We are camping on the mezzanine floor of our warehouse so it isn't costing us to wait, but if I had rented a property while building we would be in trouble now. I purchased most of our plumbing supplies early in the build so at least those items have not gone up in price, but many others have. We ordered and paid for a cantilever pool awning in February this year, and it was sent in three lots. The last delivery was two weeks ago. I suspect the company was having a hard time getting it out of China, so not their fault. We had quotes for fly screens/security screens that totalled over $25,000. We had to forgo the security screens in favour of fly screens for most of the house. We had a quote for a large aluminium mesh panel to place on the front left corner of the house which was over $25,000 also. The fencing company got an order wrong and we ended up with the wrong colour louvre panels on the front driveway sliding gates, plus the wrong colour for a fence. We have managed to turn it into a positive by keeping the wrong coloured louvre blades, and they will now be put up vertically on the front corner of the house, instead of the aluminium mesh. They are six metres long, but the house is two stories, so all good. We had to keep the gate panels the same, so the wrong colour will have to be exchanged for the right colour. People are still building houses here, and some of them are going up very fast, so I don't understand why ours has taken so long. We have purchased most of the goods locally, but I suppose the suppliers are having trouble getting them from overseas. I am at the point where I am losing interest in this house, which is a shame because it will be a beautiful house when finished.
