Kitchen-living reno re-design advice needed

Hi, I have a c.1990 4 bed 2 bath one storey brick house in south east Brisbane that needs a complete renovation. My budget is not huge so I need to make minimal structural changes however the current kitchen-living-dining floorplan needs to be redesigned – this is where I need some advice from the friendly people here.


I have come up with 2 designs that I think could work given the narrow (6.9m) internal house width. Which design do you favour?


Design 1: Open concept – Kitchen on only 2 walls with 1.8mx1.2m island bench.


Pros:

- Can talk to people seating in sitting room when in the kitchen

- Can see kids at study desk area when in the kitchen

- Good air flow through house

- Makes the relatively small house seem bigger

- Lots of storage under island (5 x 600mx600mm + microwave)


Cons:

- Less kitchen bench space than option 2

- Only 400mm either side of cooktop

- Sitting area is not separate from kitchen (for those who want a separate sitting area closer to entry)

- Kitchen too small for a 4 bed home?


Design 2: Staggered Sitting room to Kitchen design – U-shaped kitchen where third wall, opposite tap and east-facing window has fridge and oven/microwave wall unit


Pros:

- More benchspace either space of cooktop

- More typical kitchen design for this type of house


Cons:

- No island

- Sitting area is more separate from kitchen (this could be a good thing for some buyers though, but I am not looking to sell anytime soon)

- Sitting area is only 2.9m wide so will feel cramped

- Can’t see study desk from kitchen (is this an issue?)

- Makes space seem smaller and poorer ‘flow’ given the house is not that wide to start with?
