why do you need to move the toilet?..and do you want wide sliding doors on the laundry side of the house or the kitchen side or both and/or do you want to move the kitchen?..do you already have or plan to have an outdoor entertaining area..where? what are the floors and walls made out of and is there a crawl space under the house and can you post a plan with the length and width of the rooms instead of the sq m

Bit more detail this is a new build in the country side (ireland) we have poured ground floor slab but thats as far as we've done as were currently living in Australia! I would love an entertainment area / somewhere for the kids to play out the back which is the top of the picture posted 🤔

thought by pushing the toilet possibly into the utility it would give me more room with living area, i love the wide sliders no crawl space, walls are cavity block walls 350mm! some of the lengths and widths are in the first drawing! il post a few more! thank you

I wouldn't say that it's odd to have sliders as your back door, it's very common actually, having said that, you could move your "back door" to where I have drawn the window and your utility room could be a beautiful mud room, especially if you have wet and muddy kids coming in from the back yard :-)

Think id prefer to use the slider as a back entrance rather than through the utility room but think it makes more sense to push the toilet into that room abit more - do you reccomend or have you heard of sketch up? wet and muddy kids is exactly what i should be building this house around not bbqs and entertaining areas lol!

sketch up is a good program and I recommend it, clients designing for themselves I don't recommend ;-)

As per paper courtyard. I have slider as back door from dining, it’s awesome. Recommend a door at start of rear lobby then have the toilet accessed off the lobby. Utility room is very large. Could bring the wall under stairs in and get a bookcase In the sitting area and beside stair. What is the space beside stair for should there be access to the utility room?

Hi Kate, thank you for the feedback! My aim is to get 2 larger sliding doors into the kitchen similar to the picture above so by closing off the back lobby im taking away from that but i do love the idea of a recessed bookcase or shelfing in that section and youve made me think about alternative access to the utility this would most definitely make sense rather than walking round the entire house to get from the bedroom to the utility 🤔 i havent made plans for below the staircase but reading nook or more storage is most likely what will go there!

Y two sets of doors, is one looking into toilet? If so move toilet and open up to the family space. 1 triple stacked door would do.

oklouise Thank You for taking the time to reply, i tend to forget at times the weather back in Ireland and yeah you are right - that mudroom/utility is a must! This open plan kitchen living area heating was discussed but we will have underfloor heating installed, the walls are block 350mm thick 100 cavity with insulation! plans are passed by building control but Iv learnt recently that I need to sit down and look at the practicality of these areas! wide hallway was designed solely to allow for a central staircase with little to no thought given! just loved the look if it!

Construction ground floor plan

it's a very strange plan for a new build but of course we're used to looking at Australian plans...who will use the downstairs bathroom and three living areas and how many will live in the house and do you expect to have long stay guests? is there an upstairs bathroom you'll be sorry if there isn't.....do you have no neighbours and great views in every direction?..what is the distance from the outside walls to the boundaries....i suggest that you need to spend more time thinking about how you'll live in the house before choosing windows..if you enlarge the plan and make some cut out scale sized furniture you can trial different ways that furniture and kitchen cabinets can be placed in the rooms and make sure that you allow at least 1m pathways around the furniture..even if you have to pay for local authorities to reconsider the plans it's very important to make sure that you have the best possible arrangements..it costs no different to build a better plan and you'll enjoy the benefits for the lifetime of the house...can you repost the plans with dimensions clearly shown and also add a copy of the upstairs and you should receive lots of great ideas and i'll also redraw some ideas to consider

I would be posting this on houzz.uk since that is where the house is being built. Everyone posting on here is referencing our lifestyles in Australia and we have limited experience living in temperate and cold climates. The Australian indoor/outdoor lifestyle does not translate well to that part of the world since we live mostly outdoors nearly all year round.

Yes we love our glass walls here but we are not living in subzero temps for a large part of the year, nor are we primarily living indoors during inclement weather for extended periods. To be honest these are the kinds of questions that should be nutted over with your building designer. They aren't just there to draw up plans they have experience in laying out spaces for functional living.
