Before & After: A tired beach shack

The challenge we often face is how to re-invent a tired out building in a loved location. Sometimes the temptation is to knockdown & start again, but there can be advantages to retaining structures. In this example the advantages were from a formal planning perspective in addition to emotional attachment.

The house in question has a spectacular location, being a loved holiday home on Salamander Bay. The owners wanted to make it a permanent home, but it was small & tired. New planing regulations would have set any new work well back on the site, constraining planning & limiting views. So the strategy developed retained the envelope of the shack, turning it into one large living room, transparently connecting a private raised courtyard & the semi private bay & beach terrace. New elements of the home were oriented to gain the view from every room, while maintaining a lower density of development to benefit the adjacent public park.

So in re-inventing a building we maintained emotional ties to place in addition to maximising client benefit from planning rules, while still maintaining the public good with regard to scale & cross site transparency.
