You need to be sure that with all of that money that you spend will give you a better return on your sale. This will depend on your location and demand, and if potential buyers are more interested in your land for redevelopment rather than your house for living in. The current real estate market looks like it will be heading into unchartered territory shortly, so I would be very cautious about how much money I would spend in preparing a house for sale in our current challenging times. With unemployment levels and talks of a possible recession prices may go into free fall due to lack of buyers. Nobody knows for sure, and I hope I am wrong, but is there any way you could postpone your sale for 12 months? Or put it on the market tomorrow without the makeover?

Couldn't put it on tomorrow - have half finished reno inside and carpets are up, half inside has been painted, etc. Husband has been stood down, so we have the time at the moment to prepare. I really hope the market doesn't go into free fall, but we had considered that briefly, and we can delay the sale if that's the case.

I would not put black or charcoal garage doors on that house. It has a dark brick already and a dark tile roof. I'd be more inclined to go for a single colour stone accent on the weatherboards, garage and trims. The fewer colours the better. It will give it a lift and make it look smart for as little as possible.

I would definitely keep garage doors black. If they are light they will stick out like dog's balls.
The way to lighten your house is to clear away some of the greenery and give everything a good clean.

Fix all the outstanding maintenance jobs first.

You may hook in a buyer with a modern render and paint job, an updated kitchen and bathroom but the building report will highlight the myriad of problems so many houses have.

Subfloor moisture, leaking and rusted gutters, poor surface drainage and rotten structural timbers from a leaking shower, etc...

New lighting but all connected to an existing and potentially overloaded circuit in the 40 year old meter box.

Flaking paint, broken tiles and pavers are all noted.

My daughters house we just purchased never had a manhole to access roof space.

Cant check for termite damage, roof leaks, etc.

Once the boring jobs are done (including cleaning everywhere) you may not even need to do anything else aside from just freshly painting where needed. Re-oiling the weatherboards would be a massive difference and a few of what the others have suggested.

I agree with MB Design and Drafting. I rejected two homes based on the building reports alone. It wasn't that there is a lot of work to do or that it would be expensive. It was the fact I was going to have to spend $$$ and time fixing stuff that would never be seen because the prior owners failed to maintain the house properly. I would be spending my first year in those homes organising trades, waiting for people to show up or not, dealing with the headache of unforseen extra problems and cost blowouts. Not to mention I wondered how much unseen damage there was caused by lack of maintenance.

Ultimately I purchased a more modest home with less impressive facade and floorplan because it was well maintained and any money I spent would be spent on fun things like decorating or improving fixtures. Plus it already had a major feature I wanted and that feature had been done professionally so it was well worth paying for.

It doesn't matter to a buyer how pretty a house is if their heart is broken by a building report that tells them their dream home has a laundry list of boring jobs and unnoticed problems that need attention asap. 9 times out of 10 they will walk on the property than bother renegotiating the price and getting professionals in to assess the $ involved.

With this one, it has been well maintained, and anything that wasn't fixed prior to us acquiring it, has been fixed. My husband and I are perfectionists, him worse than me, so the smallest thing is taken care of. The paint is flaking on the house now, so we want to fix that before we sell, and the reason I was considering render is because there's a huge amount of new builds in the area, so this one has to compete. It's going to appeal to families mostly, so I want to draw them in with a modern take on an older home. So really just after colour ideas mostly. Devillan hit the nail on the head with colour suggestions....I had been thinking a stone colour, and surfmist fits that perfectly. Still open to as many suggestions as I can get with anything to do with this facade. BTW, most of those plants right next to the house aren't there now. if anyone knows of good garage door installers in SEQ (Brisbane northside) as well, please let me know. Seems a lot of them have such bad reviews.

😊 Devillan, if you saw it now, it's reaaallly bad. We don't live there full time, and the consistent rain over summer has left a lot of work to do guernying the driveway for starters. Not sure how to safely do the roof. Too embarrassed to put the current picture up, but will upload one when we have done the guernying and gotten the garden back to a controlled level. I'm getting pretty excited about the possibilities👍

Look into getting a house washing company / person in to do it all ... we were seriously surprised by how cheap they are... might just be a lot of competition in this area, not sure, but worth getting a few quotes.

Also, they have stronger pressure cleaners and chemicals to really bring it up 'clean'
