Comments (8)Michelle, I'm not a builder but am building with hubby, a single storey limestone home. Our daughter built a two storey limestone home just down the road, that hubby also built for her and the extra foundations she had to install would be at least twice more than we have for our single storey, not to mention that there were allot of short walled founds leading off the perimeter of her home to assist in less likelihood of wall roll out and the inspector called it. Cost for you, will depend on whether you have adequate foundations to carry a second storey and usually that is never the case. All the lower walls will need double the support and it usually has to carry on down to the foundations, depending on whether you have a solid concrete slab or concrete stumps that are accessible. This would mean most of the plaster being removed and hoping that you find no nasty surprises as far as the condition of the existing frame in the home, the builder would as I mentioned, have to add structural supports to carry the second storey. Most often, second stories are built with a hardiplank type exterior and certainly not brickwork as you would then difinitely have to have extra foundations in for such a reno and you would have to start asking yourself if it isn't better to demolish as this type of reno can be extremely costly. You might be lucky but probably highly unlikely, to have adequate structional integrity to be able to add a second storey, without everything I have mentioned to be skipped in any way. I hazzard a guess that such a reno would cost you $250,000+ and maybe more. Would love to know what you finally decide to do and your builders estimate. Good luck. Comments (3)having the bathroom next to a bedroom suggests an extra door to create a full guest "suite" which also makes the house more appealing for two singles sharing while still providing an everyday toilet accessed through the laundry...there should be no need to move the windows or toilet position although the central wall has been replaced with a stud wall with cavity sliding door off set to screen the toilet from view through the open laundry door..the bathroom includes a generous 1500 x 900 shower or shower over small tub and a 1000 wide vanity (for guest towels, linen, toilet rolls etc) and (subject to accurate window size and shape) superimposing a decorative mirror or blinds in front of the window adds privacy ...the laundry has space for a stacked washer and dryer, single drop in tub over Lshaped cabinet (about 1700 x 1100) with open space under the corner for a tall laundry basket and cat litter nook below open shelf or drawers (for laundry and cat supplies) ...there's room for two separate tall storage cabinets for vacuum and/or narrow open voids for broom and freestanding ironing board etc and the plan shows a position for either a fold down or freestanding ironing board with dotted lines showing wall cabinets or open shelves overhead hanging racks above the sink and ironing board for hanging clothes for drip drying and before and after ironing...See MoreKitchen, bathroom and laundry

Depending upon what that is there may be better value options that execute the spend to both (a) functional/spatial improvements/expansion and (b) higher property value outcome for the investment. We deal with this stuff on a daily basis and it simply comes down to budget one way or another depending upon the scope thresholds. What I will say is don't underestimate how much it costs to refit these expensive aspects within existing space by a "rearranging the sock drawer" type of approach.. More often than not we prove that this is often false economy as an isolated exercise (depending of course on budget/property value etc) and that alternatively a well considered/designed complimentary extension coupled with strategic/minimal renovation scope is a way better bang-for-buck strategy, and when it's valued in cost/m2 for the overall residence's outcome, it's actually a far LOWER cost/input for the property when projects are managed in this way. You'll achieve increased/more spacious living amenity, higher property value, for overall lower cost/m2 - that's a Win-Win-Win that you can't argue with. The thing is labour KILLS in renos these days and there is a lot of hidden labour in wet areas and for relatively small spaces......sometimes it's absolutely warranted say in inner urban areas where space is limited and you don't have the option, but you clearly have a stack of external swing room to extend out if you wanted to....which is why when strategies for these types of projects are being tossed around, we always try to make sure our clients are maximising the opportunity for whatever $$ they are injecting into the property..... you have step back a bit and "think outside the square" - that's how we deliver in what we do......
