Can we have a site plan. Are there any restrictions like setbacks and easements?

Is the fireplace a feature? What would you like to see in that lounge. I would think bedrooms across the south side is best, but could be a study/guest and maybe fit a laundry and powder room off hall in there too. Or could be your master. Without seeing internals it is really hard to know where to start.
Extension should be along south side of block and to keep cost down minimize wall changes inside existing house.
Bathroom is tiny so if it stays there I’d include the porch into it.

Trying to get my hands on site plan. No easements. Can’t build forward of where house is. Have single driveway running down the southern side. Heaps of room to extend out back we would keep current width of house.

Hi Kate that list is right the guest/office doesn’t need en-suite. The fireplace in the current lounge is not a feature just an ugly electric heater that was placed in the fireplace. If this room wasn’t converted to something else and left as a sitting room I would prob make it wood burning or combustion fire. I can try upload some pics of internals when I get home.

what is the distance from the sides of the house to all four boundaries..you said there is a "single" driveway on south but what is the actual width of all existing setbacks and are there any other buildings on the block?

Has thinking to extend at the front in front of lounge to add a guest room. Then extend out the back along south side for the rest of the new spaces.

I'm no expert bit suspect if you extend front and back then you're better off doing a knockdown rebuild

Knockdown rebuild will be approx. 400k so hoping to do an extension for less than that.

my suggestion has a drive through double garage and a front porch with skillion roof and front parapet, rearranges original rooms (with no new openings in external walls or changes to original roof but loses the old sleepout ) to include lounge, 3 bedrooms including the office guest room, renovated bathroom with separate powder room and has a simple skillion roofed extension for new kitchen, pantry, internal laundry, family dining rooms and master bedroom with ens and wiw in the old laundry/porch ...the new master bedroom and laundry is at the same floor level as the original house with the rest of the extension using a slab on ground to allow for the shallow slope of the roof and for better connection with outdoors..the original house is about 112 sqm and this plan a total of 244 sqm including 42sqm garage and 23 sqm for porch and alfresco

obviously the garage, front porch and alfresco could be optional extras but you'll need very careful planning for everything you need/want to be achieved within budget

I doubt you could add all of that for less than 400K.

That size new build with demo will be more too. At least with extending, can do it in stages

Thanks for the options Kate and oklouise we are exploring the extension options and really appreciate these ideas to discuss with the builder to see if we can achieve this within budget. We know if we start getting up beyond 350k then we would knock down rebuild but that is why we are looking at different options with the builder.
