When preparing a house for sale, it is quite advisable to freshen up (at least) kitchen and bathrooms. Potential buyers are often more interested in buying a house that has these elements already done and then add their finishing touches to living room, bedrooms, etc, instead of having to re-do kitchens and bathrooms (because they always feel these will cost a bomb and they might find issues too). I would definitely recommend that you renovate your bathroom so you maximise your chances of selling at a good price. The trick is not to overcapitalise (i.e. spending more than you will gain when selling). With the bath, I totally second fiona_ab's comment above on pretty much every point she makes. Free-standing baths look great in large bathrooms where they can rally be seen (ideally, we should be able to easily walk around the bath). From the picture I see, your bathroom seems to be a little too small for this. Besides, built-in bath tubs tend to cost significantly less. I would also not recommend to knock down walls to include the toilets, for the reasons given by both commentators above: privacy/practicality and additional costs involved. Changing your tiles (floor and walls!), putting in a new white bath tub, replacing current tapware with contemporary ones and installing a new vanity with a large mirror above it will make a massive change to your bathroom and that could be reflected at sale time. Hi again QBENGA Oh yes. Very alike. We approach total strangers and drive slowly through new suburbs. I know what you mean about suspicious. We never did those things before we started designing our own home. I think your dingy bathroom is very easy to fix. I hope so! LED lights - so bright and cheap to run. Our designer has also told us about a kind of skylight. Probably the same thing oklouise is talking about. They don't actually bring light all the way from the roof through to the bathroom. Instead, there is a solar panel on the roof, connected to a lighting panel on the ceiling of the bathroom. When the sun hits the solar panel, it turns on a light in the bathroom. When the sun goes down, the light turns off. Instead of having a large tube that goes through the ceiling into the roof space (which interrupts your ceiling insulation), you only have to have a small cord pass through your roof space. I believe you can buy them from Bunnings.

I agree with Dr Retro and Kate. As the bathroom is so small, why not make it a wet room? We turned our small downstairs bathroom into a wet room, with no walls for the shower. The room now feels really spacious, the toilet doesn't feel squashed in and it is very easy to clean. You have to make sure the whole room is properly waterproofed, but it is worth it. Also, you definitely need to plan some storage to make up for losing the 2 linen cupboards. If you put in a wardrobe along the wall suggested by Dr Retro, you will have space to partition some of it off for linen and maybe a broom cupboard. And definitely take all cupboards to the ceiling, everywhere. The extra storage will be surprising. As for the kitchen, I am a big fan of a galley kitchen in a small space. It gives you more room for dining and lounge areas. Have you walked around Ikea and looked at their suggestions for small areas? They have heaps of good ideas. As I see it, your main headache will be the fridge. Kitchens are very personal, I find. You need to think about the layout very carefully, and consider how you like to work in the kitchen. We are currently doing our kitchen after living in the house for over three years and taking most of that time to figure out exactly what we wanted. We then found a kitchen designer who was full of great ideas and helped us refine our broad ideas into the detail we needed. We have just finally approved the plans and finishes and are looking forward to the completion of our kitchen in 2 months.

thanks siriuskey, have attached more of a floor plan. i am leaning towards (hubby needs convincing) putting bath in master en-suite (new addition) as the bathroom we are renovating would be more of a powder room or bathroom to service the study if that was ever changed into a bedroom. As you can see the guest bedroom has an en-suite off it and 2 other bedrooms in another section are serviced by a bathroom. Ceiling is currently at 2700mm all round, no sloped walls Don’t know why it puts my photos upside down 😩😩😩
