Comments (2)A Craig - your roof is what is known as a Mansard style. Search 'Mansard Style roofs' on Houzz for a lot of examples that may give you some answers (see one below). Obviously this home was built pre aluminium guttering that does not rust so to replace the existing guttering with seamless aluminium should solve your problems. It would be worthwhile replacing the downpipes with aluminium too. A bigger problem you could probably have is matching the existing tiles, but from photos on Houzz it does appear you would be able to get away with a different tile or even use a slate were you to change the flat area to a slightly pitched roof. Your existing tiles can be resprayed a different colour too. Call in the experts, the more people you speak to the more ideas you will get. Afraid whatever you do will be expensive, but consider it money well spent to alleviate any future water problems - water does so much damage that will negate all other renovation work you do in the house. Comments (52)Treasure it for the gem of a 1940s/50s home it is, complete with glorious wrought iron work. Suggestions have been made as to how to boost the height to meet current building codes. You will regret updating the exterior for what is likely to be a one that will date quickly and be higher maintenance . It is only a matter of time until such homes are as treasured as Victorian terraces or Californian bungalows. It is an icon of its time. Accept it for what t is. Why make your house look like a fashion victim of 2019, when it stands in almost the full glory of its original period? It will also save you a fortune too! But yes, minimise the concrete! and add a garden that refects the period the house was built. Roses if you like them, with maybe a magnolia or crepe myrtle feature tree but for lower maintenance try some architectural and ground covering succulents. Comments (73)This floor plan has a single garage, with bedrooms grouped together at the front of the house, the Music Room has been moved to the rear away from the bedrooms as it would make too much noise for those sleeping. It can now be opened up to the family kitchen dining, courtyard and Alfresco and can be used as a play room(/ guest room) giving children great indoor out door play area in view of parents. There's a study with a similar view. A powder room closer to the rear of the house for easy access, The main bathroom is done Japanese style. The master suite has the WIR between the bed and the ensuite, no noise etc when in use to disturb anyone. I have made the passage way extra wide and more like a room which has a linen cupboard, you could certainly make this narrower and add to the bedrooms if you wished, This comes to 204.5 sq m. cheers...See Moresusiehealey
