we need the length and widths of each room and a clear line showing the boundaries and what is the distance to the front and side fences, what are the floors, walls and roof built out of and can you post a Google earth photo of the roof and some photos of the front of the house....your plan shows "existing rooms" does this mean that the master suite and lounge are the proposed extension and where is the laundry?

I agree -- from the info , its hard to make informed suggestions .

For example , the 2 ( presumably ) existing bedrooms and hall could possibly be 'modified' with , for example deleting the hallway via 3 doors ( you'll see why I say 3 in a sec ) off the kitchen and dining area , move the bathroom , so the bedrooms are longer but slightly narrower , and you can then extend the kitchen rearward , or turn the 'old' bathroom into a laundry , etc . I know thats not in your brief , and may not be doable due to construction / load bearing walls , etc , but you can see where I am leading hopefully .

Enlarging the kitchen MAY mean you get more light into it , it MAY mean you can rearrange the dining , it MAY change your ideas for the living room .

So onto the suggested extensions -- they look reasonably logical and doable , but its also covering quite a bit of real estate and quite a few exterior walls metres ( generally the most expensive ) , and a pretty big deck but it's not very private by the looks of it .

Then you are going to all that work and cost , and no garage , and presumably several compromises and it runs the risk of looking mix and match . So the other questions you need to ask is ( without knowing the present construction , but I'm guessing 1950's , as not many stand-alone houses after that have been 2 bedroom only ) would a complete demo and start again be better / cheaper in the longer term , or even sell and buy something else already done ?

The existing house is an old 1920s weatherboard with tin roof. The house itself has actually been subdivided with a double brick wall put in place half way (Rear of my house) to create a neighbouring property behind - hence the odd shape and lack of back yard currently.

Lounge and master are currently the proposed extension, and removal of the wall between the kitchen and dining that is currently in place. I've also attached the current floorplan for reference.

RE Laundry - the current thinking is a Euro Laundry at the end of the corridor; but open to any thoughts on this as well.

What a wonderful 1920 weatherboard home. Two suburbs near us, here in Perth, has rows and rows of these original homes. The council has called this the "weatherboard precinct" .
There are quite a few regulations which come with wanting to extend/modify these homes. One major rule is no garage, it must be a carport, with no obstruction to the view of the original home. All extensions must be the same material, height walls, roof pitches as original. They do allow current cladding products instead of actual weatherboard, which is good.

So your proposed extension render looks wonderful. It keeps with the overall character of the beautiful weatherboard home. Only suggestion, can you have more windows facing north in your extension or convert the two bedrooms into the dining and lounge. And make your extension the "bedroom wing".

the rendered view looks lovely but the floor plan is confusing and dimensions inconsistent ..please confirm all the dimensions of every room in the existing house including inside wardrobe space, laundry/bathroom and kitchen..what is the distance from the existing house to the existing boundaries and why have you allowed 2m on the south side of the extension, how close can you build to the front fence and do you plan for a carport or garage? ..we can't make realist suggestions without a clear understanding of what you already have

Makes more sense , but just a question -- why not ( figuratively ) chop off the front of you house , move it 6 metres forward , and stretch the sides to suit ? At a quick guesstimate , your existing house is 13-14 metres from the front boundary , so there is space to easily do it , and possibly even have a carport or garage in front or beside it , if you are allowed .

It won't look quite as impressive , but your proposed extensions are right up to your boundaries ( are the neighbours okay with that ? ) , and will create a couple of 'dead spots' , and a lot more walls BUT no more windows .

Basically , Master and en-suite on the left , Lounge on the right , windows on each side , way easier roof struts , way easier access , way easier painting , way less $$$ , similar result apart from arguably street appeal , a sympathetic garage would make up for that if allowed , and once people step inside . . . . . . . . . . .

can you confirm that the rear bedroom is on the rear boundary can just about work out others. Are you planning to have a carport/garage? what budget do you have. It's a very pretty house

Looks great, some tweaks needed for bathroom such as bigger shower and better access to toilet. My biggest concern is the lack of storage in this house. Small euro laundry and no linen cupboards.
Also is there an exisiting planning permit covering the site From when the lot was split into two? Are there any underground services /easements along the side?

In terms of extending the front on the house forward, we're wanting to keep the appearance as much as possible of the existing so were avoiding that... really if we were to go down that path I suspect we would be better off taking a bulldoser and starting again.

There's no easements on the side or rear of our property (Sewarage is on the unit behind) and no planning permit conditions from when it was subdivided - this was done in the early 60s.

Whilst I would love a garage there's some fun council restrictions - we can only build on 40% of the block, min 7.5m setback from the front, and either 2m or on the boundary for side boundary. I guess one could go under, but again we're starting to get expensive.

What is the actual square metre of the block size, so we know what 40% is?

I have put my laundry behind sliding doors in bathroom. Working well. You have heaps of space in dining and in kitchen to move it all forward to get 750 for a laundry in bathroom. This will add the storage you need for a family home.

Alternative to moving kitchen is the extend the back wall out

Really like the idea of putting the Laundry like that... it may even make room for some integrated cabinets on the Kitchen side. Challenge will be the existing window will need to change in order to accomplish it which I imagine will come at a cost... worth exploring.

my suggestions includes access around the back of the extension, a new laundry, master suite and living area connected by a roof link and doorway between dining and living rather than removing the whole wall and compromising support for the roof...and the shape of the new roof matches the original without the challenging valley between old and new and the new family bathroom and kitchen depend on fine details dimensions..the total floor area is 149sqm leaving about 20sqm (of the total 40%) for optional extra verandah
