Bathrooms Bedroom

ensuite space or not?

We have been playing with the idea of adding an ensuite for our master bedroom, ideally with wir too but that is probably too much space taken up. Its for a single level living space and it would be great to get some advice on where to build this off the master bedroom? See floorplan in the photo.

Given the position of the main bath I would use this as en-suite and extend either to the right or bottom of the middle bedroom and reconfigure that corner to get a powder room main bath and bedroom. This puts a bathroom closer to the kids bedrooms. But I don’t know how this interacts with garage and roofline to be cost effective.
A view of roof would help those more creative than me and plans more accurate than real estate images.

what is the distance from the outside walls of the bedroom to the side and rear fences and some photos of the front, back and side of the house will help but it looks like the bedrooms are upstairs and any extension will need building from ground level which would double the costs but could be more worthwhile if you also wanted to add a downstairs living area or extra bedroom..so, as usual, it all depends on budget and long term plans for the house..but if you also post the internal dimensions of bathroom kitchen and laundry there may be other options as well

Having lived for years with a front loader in the kitchen under counter and now with a good sized laundry I am resenting the laundry for the space it wastes! I would rather have a "european solution" and a good en-suit and walk in :) really it is a matter of how you want to live, in reality if you spend your life considering resale you won't enjoy your home, prospective purchasers will love or hate whatever you do, those that don't want a space solution will be the ones who want the big ensuite and robe anyway! Suggest: 1) Square off BR2 (i.e shorten WIR, close off door to bathroom). You could of course go other way if the Bathroom is enlarged instead. As far as I can estimate, you could have a room that is either 2.65 or 3 m wide, depending how you went. Quite adequate either way for small BR or office.. Shelves in (narrow) WIR are quite deep (from scale) and could be narrower and now longer.. The alcove with the shelves(?), the foot of L, could have built in cupboard. 2) Move toilet to where door to WIR is now closed off. 3) Enter Bathroom (not WIR as I wrote first time..) from BR1 and BR2 (if desired) via sliding doors. These are lockable and if BR2 is ever used as a nursery room, very useful.. . 4) Nice long vanity under window with lots of room for basin(s) and perhaps floor to ceiling storage to side. OK .. this requires 2 doors from your BR, or perhaps a door and a bead curtain (as in my BR..), but so what... You have more room to play with. 5) When you say 'feature window' you mean you are going to knock those two into one? What is that door we can see part of? The shower? 6)The other bedroom/stuff needs a rethink too. lots of wasted space there.

the challenge is to have enough space for the doors between the separate rooms .. the separate toilet is 1.6m x .9....any variation in this plan would restrict the door into the toilet, the width of the shower and the depth of the extra wardrobe in the walk through wardrobe and the width of the extra small wardrobe can't be more without restricting the doorway into the bath or the space for the vanity but this arrangement may suit better

Are the bedrooms/living upstairs, therefore the ensuite has to be within the current structure or is the home built on a sloping block and the bedroom at the back right hand corner has access to ground for an extension.
As said before, a photo or two would be handy.

Yes the bedrooms/living are upstairs so we cant expand but we were thinking to build the ensuite where the bathroom is and somehow pull together the laundry and bathroom as we thought that is really the only option for us?

my suggestion from nine days ago that has the laundry moved downstairs and rearranges old bathroom and laundry into a new ens and bathroom

Yes that’s definitely a great and doable suggestion. What about changing the existing laundry to a small bathroom and then make a door from the master bedroom into the main bathroom? Is that even a common structure?

I wouldn't bother but if you must , just extend current bathroom and split into two. Or move laundry to bottom floor and make laundry bathroom 1 and current bathroom your ensuite, maybe move the wall to make bathroom size more even.
