Comments (39)Just trying to study your floor plans which unfortunately I can't read so can only guess at the room use. I have no idea of the room sizes either, but I'm just wondering if you have actually done furniture layouts for each room to scale. This is really important. It seems to me like you have some great ideas you have picked up but then tried to make the rest of the house fit around them. How many people do you intend having live in the house? You have a lovely generous ensuite with a private toilet area for two people, but then have a main bathroom for how many people, jammed into a space almost half the size of the ensuite. Even the toilet is in there with no privacy whatsoever meaning that entire space can only be used by one person at a time. If you are planning this for kids, that will translate into lots of fights and arguments. If you want to create a really luxe and practical space, create a separate enclosed toilet, the shower and bath in an enclosed space and the vanity open for use at any time. This would be more in keeping with the standard you have set in the ensuite and balance the house so much better. These sort of details have a major impact on the overall value and attractiveness of your home. I don't know what you plan for the open space upstairs, but with a window along one wall a passageway the other side and only minimal wall space your use of this room will be severely restricted. Similarly the room under it will be very limited in its use. All the more reason to plan furniture to scale. I have seen master bedrooms done with the double doors which look very grand in the right sized room but in the wrong sized room, it just looks ridiculously pretentious to fling the doors open with a flourish, take two steps into the room and fall over the end of the bed. I'm sorry if I'm sounding harsh here, just trying to use my years of experience to help you create an amazing house. I've seen many pitfalls and I know how easy they are to make. You obviously intend spending a lot of money and you have some great ideas judging by your Ideas Books. Create more Ideas Books to cover every room of your house, then go talk to an architect, show him/her what you want, your Ideas Books will be invaluable to understand your likes and tastes and let him/her create something unique and special for you....See MoreHelp, confused! Comments (31)The wow factor can be achieved in many ways. You have a big parcel of land at 700sqm. At the moment you have a big box as your house plan with, in my opinion, too many rooms for only 3 occupants. You obviously have a decent budget, so look at a plan that has multifunctional rooms, that will offer the same use but not vacant rooms not being used. You have 5 bedrooms and 3 bathrooms and 4 living areas, for 3 people. Do you have a view, will you ever actually sit at the balcony or just have to sweep it when dust accumulates. Build smart not necessarily big. Are you needing a house with all these rooms, or are you trying to impress friends and family. Comments (17)Thanks @oklouise! That looks really interesting - I really like that it makes functional use of some of the space we'd previously just assigned to walkways! Also really impressed that you've managed to fit in both a powder room, WIW & ensuite. I'm having abit of trouble reading the dimensions for the rooms/storage in the picture uploaded, do you mind letting me know what they are? How does the roof for the connecting walkway work with the way you've designed it? To avoid changing the existing roof too much, we had thought to doing a simple pitched roof above that area to connect the original roof and the extension's skillion roof In terms of your questions: - floor level: the property is lightly sloped and the original house in on stumps. We had thought to do the extension on stumps as well as we wouldn't need a retaining wall and we had heard stumps was potentially more cost efficient, although we've not married to that at this point. - ceiling: we were going to go with a raked ceiling for the skillion roof - connection: we were thinking of connecting the original building and extension through a ramp walkway rather than stairs, for easier accessibility between the 2 areas - will see if we have a site plan showing trees...See MoreFloor plan feedback please!
Comments (20)To oklouise: what do you love about this design?...it's a very big house for two people..do you have specific purposes for the extra bedrooms: We love all the space! Our current home is so small and a little dark. One bedroom will be a study, one will be a hobby room, one will be a guest room. and could the media and games or family rooms and/or laundry and pantry be combined to reduce the overall size of the house for extra backyard and/or better quality finishes?.. but what is the width and length of your block? Our block is 20m wide and 34 deep. Extra backyard space is not that important to us. The separate games room is important to us as my partner likes to play boardgames with our friends. I don’t always play so having a separate space (like the theatre) I can retreat to at those times is important. I like some of your ideas on your version of the floor plan.
