my 2 bobs worth. as someone who works with the elderly-the en-suite for your MIL is still not right. if she ever needs walking assistance,especially with a frame, getting past that door into the en-suite will be a nightmare. swap the vanity position for the shower. ensure there is no step-down into the shower area, and ditch the shower screen for a curtain. will make access much easier. especially if she ever needs assistance showering..it will be virtually impossible, and dangerous, with your current design. thinking long term..MIL will not always be there with you, so presumably you and your hubby will at some point end up in the master bedroom? consider the long terms implications of this-no good building something that suits her now, but would need major modification to suit your needs later. I would actually do away with the WIR at this time. Plan to add it later, if you would want it for yourself, but i would just use free standing furniture for her-no doubt she probably has her own, so it would be nice to have some of her own furnishings when she moves in with you - to make it feel more like her home. it will free up some floor space, and make access to the ensuite easier, without having to turn corners. I would also do away with the extended passage into the master. Take that door back in line with the other bedroom. Currently, it adds nothing, and may well limit your furniture placement for your family room, as the walkway will need to go around it. i have issue with the 2 person shower and double vanity in the same room. s the kids get older, they /you probably wont be comfortable using the room when you are showering, so mornings will be slowed down. Have you considered a 3 way bathroom/toilet/vanity area? We had this in our house, and it was the best decision ever. The shower and bath were in one room, with a separate toilet, and then a double vanity which opened to the passage. Everyone could use everything at the same time, without encroaching on each others privacy. Not sure about your state -but here, the toilet door would have to open out-if someone collapses in the powder room, you would not be able to get in with the door opening in, as they would be blocking the door. I do empathize with your dilemmas. We have spent 7 years planning an extension and remodel, then 2 years (!!!) working on the design with an architect, going backwards and forwards, and then the last 12 months nearly, changing and fine-tuning along the way as things were being built. It is not easy, but worth it. Having said that, you are unlikely to ever get it perfect, as your needs will change, your likes/dislikes will vary, and you will see other peoples homes and go "why didn't we do that". (Now if only i could take that on board myself, LOL)

I'm not here to argue, but an approved plan can be resubmitted as a variation for approval. The blind acceptance of an approval limits your creativity, and the clients ability to obtain the best possible solution. This problem requires thinking outside the box which is what we have offered. The client must decide if the process and cost of approval of a variation is worthwhile. They shouldn't live there wondering if only we had done this or done that due to a blind acceptance that once approved there can be no variations. Realistically everything that has been suggested should result in the need to seek an approval especially when changes to plumbing are considered. Erase what you are not happy with and redesign that space without the shackles of poor space planning. You don't have to like my suggestion but don't limit yourself either.

If you "change" anything that involves a building approval then the floor area on the plans relevant will count towards the overall amount. If it amounts to beyond 50% of the existing conditions then the whole building becomes applicable to energy calculations and so you enter into up spec'ing existing areas. And yes it can often be a good thing to be doing anyway, but of course it costs money. If the total area being changes is below 50% then only the areas of new work are applicable. I'm honestly not a specialist in this area, but I have to deal with the issues naturally in the course of the design and resolution of project solutions I provide, and hence I use an energy consultant regularly and we have a way/system of working through together how best to achieve the requirements for permit. As far as I understand it's a case by case/project specific exercise and also there's various ways of negotiating/achieving the necessary performance requirements - e.g. you can play around with different levels of insulation together with a particular glazing/window spec, and depending upon circumstances you can save money one way or another. Sometimes I'll squeeze windows overall down to get it under a certain amount to not trigger requirement for expensive glass...also timber windows rate better, but if you are in a bushfire area you'll be caught out or require very expensive timber windows...it's a real juggling act in particular contexts...which is why you really need to be working collaboratively with an energy consultant/specialist to work out the best solution in this regard, as well as the other aspects of design, structure and bushfire etc. It's a true team effort ;) If you're really up for some technical reading you there is some further energy info here NCC Volume One Energy Efficiency Provisions 2016 - Australian ... but it may get confusing........Coming back to the core of it, my advice: 1. define your budget 2. list and prioritise your requirements 3. seek some preliminary advice/assistance from a seasoned designer doing this type of work to test whether or not the general concept of what your endeavouring to achieve is viable, and this depends upon the relevant context/existing conditions etc (and bushfire rating is yet another layer on top of all this), and then refine the concept from there. If you are just doing a bathroom or kitchen isolated then you can arguably do it yourself, but if you're re-jigging the whole house like it appears you are heading towards, and on a very tight budget then I'd highly recommend (to save yourself headaches and frustration going around in never-ending circles) to invest some of your available budget into front-end design, to get to a solution that works to your nominated priorities so you achieve a viable and professionally advised outcome. The client loves pink and so a small nod to that in the accessories and pink door went over very well with the lady of the house - meeting the client Brief is very important, as it is not about me or what I might like if it were my house! Budget does not allow for any extensions to the front fence at this stage and client may potentially change the fence altogether in future.
