Kitchen location - floor plan help!

Hi everyone

Our kitchen is in need of a renovation as its starting to fall apart and we are looking to relocate it from its existing location. The reason being, it is currently a through fare between two living spaces and not a very practical family kitchen.

This ground floor plan is from realestate.com, however we have since removed the spiral staircase entirely and the corner heater near the alfresco. What they have marked in the 'Living' near the alfresco is our dining room and where they have a 'Dining Room' marked, we use as an additional living room, we've added a gas log fire, some shelving and a couple of lounge chairs. We are a family of 5, and we find the kitchen is constantly being walked through and it is very frustrating space that doesn't function well when more than one person is in it.

We have had a couple of ideas about relocation:

  • place our dining table where the existing kitchen is and move the kitchen into the space where the Living room is marked, have an L shaped kitchen with island, perhaps a servery window leading onto the deck area. This would necessitate removing the nib wall to open up the space more.
  • or back the new kitchen onto the existing laundry area - where we could create a walk in pantry/euro laundry. However then we would lose a living space, as we are not sure then how to layout the dining table and family room?

It is a split level home, we feel it might be better to walk down into the back part of the house and face the kitchen front on? Rather than walk down along side it, it might feel cramped. There may be a layout option we haven't considered at all, like moving the kitchen onto that back wall of the family room facing out towards the deck.

This is our long term home and we love to cook and entertain - so we want to get this right!

We plan to get some kitchen companies out after Covid restrictions lift here in Melb, but would like to have some ideas ready to go.

Any thoughts or suggestions would be greatly appreciated :-)

many thanks
