My house floorplan critique please.
Comments (13)We're older than you and have just moved into what we hope will be our last house (no way we can go through another move!) So, resell isn't our issue, comfort and convenience are. First thing I would ask is, how do you actually live? You have a fairly modest house if I'm reading the figures correctly, so effective use of space is paramount. Do you need 3 bedrooms, or would 2 bedrooms be sufficient, with maybe a sofa bed somewhere? Do you entertain a lot, and need that living area, or would a smaller, open area plan with fewer walls really work better for you? Disclaimer: I've lived in a lot of houses with formal dining and living rooms and we didn't use them much. I'm now look at floor plans and open houses and think, yes, but is this how we live and is every room going to get used regularly? If not, a rethink is required, especially in compact spaces. The master bedroom/en suite/WIR seem a bit small. That's fine if you're planning on having the other bedrooms occupied a lot and the living area used regularly, but if that's not the way you live, I'd stretch the master and en suite, not to mention the walk in robe, dedicate one spare to the guests, and use the rest of the space for yourself. Nothing like a double shower, double vanity, and a big, big walk in robe. ( Our bedroom is 4.3 x 3.3 and, because of the doors and windows, we can't fit a dresser in. In retrospect, I should have had the builder slice 0.20 off our ensuite to give me 3.5, and I would have had room for the dresser.) I'm not trying to be critical here because I can see what kind of house you envisage. I'm just offering the wisdom, such as it is, of experience, of living in lots of different houses and finding that a house with generous bathrooms, a decent kitchen, and a nice open dining/living area can be a pretty good place to end up. Comments (17)I love Irene's photos and the suggestion to build a wall inside the boundary to square off the front angle, with plantings in front of it. This would be a brave move (I would probably get a landscape designer in for this if you go this way). Otherwise (I haven't read the previous comments, apologies in case I repeat or contradict), I would plant a fuller medium sized tree in the front right side (the deepest part), though centred, not in the point itself! Something like a full Manchurian Pear (though be committed to pruning it to keep it from growing too large, they don't grow too fast, it should be manageable - otherwise try a pretty Snow Pear (my favourite!) or a Bradford for a more compact but pretty shape - you can even pleach (ie take off the lower branches to keep the first metre of trunk nice and bare for a more sculptural look), or if you want something that will keep more compact without too much trouble, a beautiful crepe myrtle (Ilove the white Natchez variety) makes a lovely sculptural feature tree. You can underplant this with a square garden bed with star jasmine (just keep it trimmed to shape) and they look amazing with some under lighting at night (easy DIY kits available these days). Then along the right fence line I would add plantings to keep it private and looking lovely, again I would go Chanticleer ornamental pear (or Capital are even more narrow but I don't love them, though they're very popular). Again you can underplant with hardy, quick growing and low maintenance star jasmine. Then along the driveway on the right side, plant something lower and along the left side (if you have soil here), plant Sweet Viburnum (I love this, we've planted the Dense Fence variety), again, quick growing, beautiful foliage and low maintenance....See MoreWhat do you think of my floor plan for my new home?
Comments (73)This floor plan has a single garage, with bedrooms grouped together at the front of the house, the Music Room has been moved to the rear away from the bedrooms as it would make too much noise for those sleeping. It can now be opened up to the family kitchen dining, courtyard and Alfresco and can be used as a play room(/ guest room) giving children great indoor out door play area in view of parents. There's a study with a similar view. A powder room closer to the rear of the house for easy access, The main bathroom is done Japanese style. The master suite has the WIR between the bed and the ensuite, no noise etc when in use to disturb anyone. I have made the passage way extra wide and more like a room which has a linen cupboard, you could certainly make this narrower and add to the bedrooms if you wished, This comes to 204.5 sq m. cheers...See MoreNarrow North frontage block - floor plans for best lighting
Comments (21)Hi canan_ef, if north is at the front, why is the front room closed off to the rest of the home. Why can't you make this your living area, open to the kitchen and dining room, and alfresco. Having a separate lounge room at the rear of home. Therefore taking full advantage of the northern sun. In your original brief, you have mentioned an office. In your new design I can't see one. The toilet downstairs in your new plan, is not private. oklouise plan, shows the laundry and pantry are better placed for everyday use. Upstairs, a separate toilet is always better for other occupants. In your master bedroom, the robe and ensuite are too far apart. For a big room you will be spending time walking from one to the other. Again oklouise plan is a better use of space....See MoreKate
