Can i have some opinions on my ground floor lay out please?
Comments (9)Switch the front window and your side entrance door, this way your door is visible from the street. Then turn the window in the pantry into a door to gain access more directly to your kitchen, a closet and maybe a bench for gathering items on the way in or out. It looks like you have to go up a small flight of stairs to get to the door, otherwise I'd say put the additional entrance on the cellar wall on the left of your plan. Depending on space you may need to slide this new mud room entrance to the left and you might have room for a longer closet along the pantry wall and a bench opposite the closet along the outside wall. You would lose the cellar but I am not sure if that is another storage area or access to a basement. Just some ideas. Really like the rest of the layout. Hope my little picture helps to explain my ideas....See MoreTop floor renovation - plan opinions please
Comments (6)I've only got the one measurement I'm afraid - the length of the WIR which is 2.2 metres. The rest I'd only be guessing based on that. The bathroom is fixed as it is in the spot where, currently, the bathroom and WIR are - so we want to try to keep the plumbing where it is for cost reasons. The study is my study that I use to run the house and escape from the kids. I use it a lot and it needs lots of storage space but only really a desk in terms of other furniture. In the picture that I posted, what is shown as the proposed study and WIR are currently all one room - a spare bedroom, that I'm using as my study and it's too big for what I need so there is lots of wasted space....See MoreNeed your opinions on kitchen tile choice – see photos
Comments (12)Great job on the kitchen and I agree with some of the former comments - a glass splash back would look good and the silver seems a good choice. If you decide to go with tiles I would suggest a White Tile with a smattering of Black and Grey markings with the colors prominent not subdued. I wouldn't think Brown but why not experiment with a few different colors and see how they look and in conjunction with other colors until you come up with a match. Only a small area but nice to get it just right first go. Good luck...See MoreOpinions please!! Is this fair?
Comments (3)a common misconception of this industry is that reclaimed material (surely!) is cheaper than new.....it's more often quite the opposite...... Also , this is a detail that probably needed more discussion before any contract was signed.....I think you best ask the builder what he has allowed for in the contract and use this as a basis for discussion, considering the options and resolving.... "like for like" I wouldn't expect would cover additional painting component to match perfectly - if it was however specified as "tiling finish to extended areas to achieve seamless integration with & match existing" (which is how we would word a professional specification of similar scenario) then arguably the builder would be contracted to achieve that description satisfactorily, and this could be achieved in various ways - very likely however the contract amount would be higher to cover for this. In your case "like for like" is open to interpretation and for the purpose of practicality best you bring it back to working together with your builder to ensure you get the desired outcome (which you have a fair point for), rather than try to throw it all back onto the builder based on a technicality and difference of interpretation of contractual wording.... bets of luck PD:)...See MoreUser
