Comments (19)Bit of a circle thing, the engineer will have trouble commenting on what you plan to do without drawings of the existing and proposed. Never met an engineer who could not work their magic on any structure, but there will be simple and cheaper methods and then there can be some super expensive ones. Builders and engineers should be communicating as well. If i were you, i would have identified a builder, get a good architect to work with you, your budget, the builder and engineer, and town planner if this requires DA approval. Overshadowing is the shadow your structure casts on the neighbors property. Overlooking is when they can see into your property, some councils have means to prevent this and the last to build normally has to screen their windows to prevent overlooking, some require only high windows, not all councils and not all property sizes will be affected. If the architect draws in a 3D package it is a simple matter to show you where the shadows land at any time and day of the year, based on you address. If allowed to build that top story, they can show you if you shade your pool. This is a big investment from you, most likely you would be living with the results for years, i would imagine that you would want the best outcome for your family, and to engage professionals would be the way to achieve those outcomes. Thoughts and ideas from forums like this are great, but sometimes they are not aware of the outcomes of comments which might affect your whole project, and councils around the country all have different requirements. Check and check again. What is allowed in Brisbane with height and upper floor window sizes on smaller blocks, will not be allowed in Melbourne, or Sydney councils. Comments (34)the reno programs i've seen show a very unrealistic idea of how quick and easy it's supposed to be... your rooms are so generous that re-arranging the fridge, extra storage and seating at the kitchen bench is easy and i've attached an idea for a walk in pantry for your consideration?? BTW i meant the actual structure of the floor, concrete or timber framed in case you want to try the stove or sink away from the outside walls. I'm glad you like the ensuite and wiw and happy to attempt any variations but, much as i like planning kitchens and bathrooms, i suggest you need to confirm the overall construction, especially the roof, before finalising ideas about the internal fit out eg the yellow gable roof in my last suggestion would probably cost as much extra as the bathroom fittings and neither can be changed easily. Comments (32)You are most welcome, I have always said that I haven't been put on this earth to "Hug" toilets, so I'am wondering who is going to clean all of these Bathrooms. Our two kids a boy and a girl had the upstairs "apartment" which they and all their friends loved. I have added a timber stair case for fun, there's plenty of space but you will need to decide what you want to do in the attic and place the stairs to open up into a tall space. I have also turned one of the ensuites into a powder room. Your Jacaranda's only drop once a year!, you used to be able to trim them by 25% each year, you would need to check with your council, we were on the lower North Shore, I think you should consider the patio side of the house and make better use of that, is the front deck something you plan on adding because of aspect, and plant some tall growing hedge ready for the apartments. Our kids Attic desk/study space over looked our pool in the rear garden. With respect to using the formal rooms for bedrooms, you will find that once you have your large family/alfresco and the kids have their upstairs space if you still feel you need it, it would make a great office. You spend most of the time there only using only using the front room in the evening for watching movies etc. I have had another play with my floor plan, I think if your wife sees this you may be in trouble, it's a Master Suite, the free standing bath in the window alcove with white timber shutters for sun and privacy control..... Iam' adding a couple of photos of our old Federation which wasn't protected, when we sold it the new owners removed all of the Fret work & posts replacing them with simple timber posts. The front rooms which we didn't use very much once we opened up the rear rooms into a family area.
