Help needed for first time renovators
Comments (15)Thank you all for the advice so far. It's been really helpful. I'll try answer some questions the best I can, as I don't have all the measurements etc. The structure on the northern side of the house is an old shed. Hubby wants to remove this eventually to allow access for his pool. The we were thinking about putting a single car garage in its place. Given the money restraints, we won't be looking at that for probably a couple of years. Not sure of distances from living and master bedroom to the front boundary, but yes, there would be plenty of space to build out into the front yard. We hadn't really considered that, as I thought it might look funny as the roofing will be different from the rest of the house. siriuskey, thanks so much for the diagram. It's a massive help to get my head around things. You've managed to tick off most of my wish list! I love the long pantry right behind the kitchen. I hadn't thought of structuring it that way. We figured there would be some asbestos that needs to be taken care of. I have a couple people coming by next week to take a look and get some quotes. Has anyone had experience with it and could give me a rough idea on what the costs are like? I've been told you can pay $3000 - $4000 just for them to drop it at the tip. Thanks again. Comments (24)my suggestions include swopping the smaller wiw for more bedroom and bathroom space rather than an extra bathroom and the entry to the master bedroom has been moved to allow a little more space for the ens and wiw and downstairs i suggest combining the living and dining area and using some of the under stairs space for bedroom storage for the guest room...having the patio on the north side would allow inclusion of the extra outdoor space up to the laundry door into a more spacious outdoor area with the barbq along the fence...your concern about using the pation in winter would depend on the climate but the northern corner of the house will be the best aspect during cool weather but the patio an dany other windows may need sunshade from the western sun...See MoreInterior floor plan ideas - first renovation

Comments (10)my suggestions include changing the staircase to have a halfway landing never winding steps, rearrange the kitchen, pantry and laundry, lose the biw and soffitts in the guest room and disguise the ens access door within the new MPR/guest room wardrobe, side access for understairs storage is much easier to use and, by the time you load and unload the laundry into a shute it would be quicker easier and cheaper to throw the washing down the stairs and save the space for more useful purposes ..pleased to see the good sized garage...cheapest rumpus, mancave and wet weather playroom with the addition of a few lockable storage cupboards and shelves...can't see the value in the extra hot water tap and gas outlet for the alfresco..rather extend paving across the back of the house and invest in a servery window to load dirty dishes directly into the kitchen for the dw and inevitably the wind blows smoke into the house so it's better to have a moveable barbq away from the walls and...upstairs hallway narrower to allow for extra steps, rearranged ens and wiw, avoid the void and use the space for a WIL or space for a baby's cot, dressing area, and/or leave the space open and invest in a gorgeous chest of drawers for linen and use the big WIL as a study nook with a separate small lounge and rearrange the bathroom with generous storage in the vanities, bigger shower and narrow freestanding bath...without all your dimensions some of my sizes are approximate but adding furniture helps understand the spaces much better and inside of wardrobes should always be at least 60cms plus the walls an doors and it appears that the plumbing access could be in the garage instead of the kitchen?...See Moredreamer
