Would you feel comfortable living this close to the train line?

I’m considering buying a block of land that’s relatively close to the train line. It’s not a freight train.

would you be concerned about living this close to the train line?

yes...but first obtain a copy of the local train timetable and take your time to sit in your car near the block at train time to be confident about how much you can hear and keep in mind that nightime is probably louder than during the day... it's possible to build a house to improve soundproofing but can you imagine not being able to sit in the backyard without the sound of the train how many times of the day?? but balance the number of times you hear the trains with the local advantages (easy access to the station?) shopping, work, schools etc and the size, shape, orientation and suitability and price of the block to build your dream home compared to similar priced blocks elsewhere

Also depends which way the wind is blowing to whether any noise from train line is louder. Double glazing of windows, extra insulation etc would be an advantage. You are aware that the line is there, so it gives you the information to build an appropriate home for that area.

After I had finished my Archi Masters I was working for an architecture firm who also did a small amount of work for a volume builder. They were actually a pretty good quality builder and at least got the orientation of their 'pre-designed' plans correct. We had the ability to make minor changes to every job and it pained me to see so many simple to implement passive options not being incorporated. Had most of their clients known that they would be saving MONEY over the longterm by making a few minor changes to suit their site, they all would have done it. The problem is unless someone can sell this idea to them as a financial/lifestyle choice, many just think it is about saving the world. It is a no-brainer if you have in interest in it, but for those who don't know, there is no-one there selling it to them, especially on the lower end of the market.

Lots of good ideas here. If you do have a carpet remnant overstitched along edges, be sure to specify the thread is to MATCH the colour of carpet. I know this sounds like a no-brainer, BUT we had long and wide carpet runners made up, colour was dark brown. When we unrolled them, low and behold the overstivhers had used WHITE thread. We were stupefied. Who knew one must specify the obvious! Anyway, hubby had a brilliant idea: he used black magic marker and carefully coloured over the white. You would never know it had ever been anything but!

I'd say it's an easy min. $250K minimum flagfall on a relatively basic/not fancy spec/fit-out in a super good package deal. You're essentially renovating an entire house including moving plumbing, walls replastering, new floors throughout etc....not to mention lights, rewiring etc etc, it goes on and on.......This scope would still cost a builder themselves $150K, not factoring in their own time/labour, paying cash for sub-trades and getting super deals on all materials....and then you could only really potentially roll this type of operation out if you actually have the money in the bank. If you need to borrow then you'd need a building contract which then brings in market rates, profit margins and GST. Take profit and GST out from $150K and there's barely enough left to cover materials alone, when the labour/materials ratio (of a construction cost) these days, particular for renovations is labour being the most significant cost involved.............you can fine tune and perfect a floor plan like you have (which I reckon is pretty good as a plan), but when push comes to shove it always comes back to budget and costs, which is why we always are encouraging people to utilise design professionals who manage the challenge of designing within budget limits. If you separate budget/costs from the design process (rather than integrate it) more often than not it will leads to disappointment and misalignment of your expectations of what is realistic.

Floorplans are conceived from circles, rectangles, squares pods etc, Kitchens, living bedrooms etc and brought together to form a house/building. Prefab buildings have the same concept and are a quick affordable way to build. No matter what sizes they come in the can be configured into simple or complex buildings to suit your building block, and by keeping a simple format helps to reduce the cost of roofing..

Depends on elevation Between u and train. It looks like a couple of rows of buildings can help block sound unless you have direct live of sight. You will get used to it and train access is very handy.
I bought a house backing into ring road and my husband and I, without talking to each other both went and knocked on neighbours door and asked about noise and went into their yards at peak hour to listen to noise. Funnily he went one side and I the other. It was fine as our house was well sheltered by large noise fence and adjacent houses. It was noisier for houses further away that had direct sight to freeway passed where noise wall stopped.

After taking into account a good insulated home, I would be more concerned about the foot/car traffic of people walking/driving past my front door that have just got off the train.
So if your block is not in a thoroughfare from a train station, then that is good. If it is just a train line, and not close to a station. This would also eliminate the breaking sound of trains. It would just be a white noise effect.

we recently moved to a house near the railway line. we wanted to be walking distance to a station. I would much rather be close to a railway line than a busy road. a train has gone past in a minute but the drone of traffic can be all day and night. it does depend on the wind so knowing which direction the prevailing wind comes from can be helpful and just sitting outside the property at different types of the day. if the property is near a station you could find the beeping of the doors closing slightly annoying.
