We have several problems that we need help on. 1. Sub floor. The house is raised (above a double brick garage and concrete stilts). The sub floor is floating pine, no underfloor insulation. The pine is not completely sealed around the edges. How do we approach this situation, just lay underfloor insulation, or air tight then insulate? If we air tight what do we use, acrylic caulk? 2. Thermal mass. The sub floor is double brick, half of it is acting as a retaining wall for the soil as its built on a slope. There is a stairwell in the middle of the house that goes downstairs into the garage, half of it is exposed double brick. It's literally freezing, often feels colder than outside. There is no space in the stairwell to insulate it. There is no cavity between the double brick. Could we use a reverse brick technique where we wrap insulation around the outside of the brickwork and use it as a thermal storage? Is there any point as it always feels cold because it's below soil level, so not sure if insulating will do anything. Also, in order to promote thermal storage, wouldn't it need to gain the heat form somewhere for a period of time.

Hi new to all this but thought I'd pass on some fan tips; Be very selective of the shape of the fan blades. They all look stylish but in my experience the flatter the blade the less air they move. We have now gone back to the original metal fans with the blades that bend at the edge, http://regencyfan.com/industrial, our fans are more stylish than the one shown (the blade shape is nice and clear in this example). Our weather in no where near as warm as yours I'd hate for you to make the same mistake we made, twice, before we learnt. Look at the fans motor size, some of the expensive and lots of the cheap ones have small motors that don't last long, unfortunately price does not dictate quality in this case so don't get caught out. My husband is a mechanic and this is one of his "things" when every we shop for electrical items (drills, fans, pumps etc.) always make sure the motor is quality and large enough to do the job and last. How may speeds. We have 8 fans in our home, one is in our extension and was purchased at a different time; It's low speed is realllllllly slow the next one is so fast it's like a cyclone and I'm not game to try the third one in case it dismounts from the ceiling. Be careful not to mount fans too close to down lights or you get a flickering effect caused by the blade passing over the light. Try not to mount the fan directly over the dining table as it will cause food to go cold. I'm with mydesignobsession when it comes to style/look I prefer visitors see my wonderful eclectic decoration then my ceiling fans! Good luck

The good kind of mad! (Most) old houses ooze character, warmth and heart as much as new ones do chemicals and cheap fittings. I am a housebody, and love being in my house - I spend my money on it, instead of out clubbing and yes, there are always unexpected costs (new hot water service, leaking toilet...), but if you were renting you would have nothing of your own at the end anyway. Three years ago I bought my first house, a fairly original sandstone 98 year old lady in need of some TLC. No builder's reports in this little town, but then she cost me less than a landcruiser... Things I planned to do, but took forever because of rusting nails, old sizing, old quality workmanship include painting the whole thing, top to bottom, pulling up axminster carpet and getting the floors polished, putting fans and air conditioning in. Things I was hoping to avoid for a few more years but can't, include replacing the original roof, swapping the three-cupboard sleepout kitchen with a bedroom, redoing the bathroom, complete with new plumbing and actual drainage to the septic pit (which I had to have fixed a bit), and then I think the best option for the back room and laundry is just to rebuild them....But I don't regret this house, or the journey it's taken me on. Even if it has turned out to be a much more expensive journey than I thought! With time and google, you can do a lot yourself. Before I moved back three years ago I had always been n provided accommodation, so had never used a drill and only changed a couple of light globes, but now... I took a chimney and fireplace down on my own, then re-pointed the stone and put in a ceiling panel to close it up. I have painted, put up shelves, taken down cupboards that were built into walls, patched cracks, filled gaps, pried off skirting boards, and generally turned it into a home. For the more major stuff, like putting a doorway through a foot thick stone wall and rewiring an original bedroom to house a modern kitchen, I am getting the professionals in. good luck!
