Tile chosen

How are the levels going to work at the edge of timber and at rear door? Do you need tile and tile underlay?

The level will be 6mm higher. Whether I install hybrid floorboard or tile, I will still have a different height.

What a pain literally. I foresee lots of stubbed toes.

Ah I know! Ok tell me, what should I do? Plastic sticky floorboards? (2mm)

The idea was to have an obvious different floor rather than having something cheap trying to look similar. What do I do then, please help :) any idea is greatly appreciated.

Ideally you would lower subfloor. The different floor type will help a little. A friend contoured b her floor price down over 1 m but hates the slop

It's not concrete unfortunately, it's bluetongue flooring sheet. 😫

Love the existing floorboards. I’d get a quote and opinion on having the concrete polished and sealed. It wont be perfect and will be rustic but the existing floor will still have character even when finished so it should work in. Then team the concrete with a huge rug and it will look great.

2nd Post - It’s great that it’s blue tongue. Pull it up and shave the bearers and joists down. Then you can have an even floor level. A bit of work but will be worth it.

I absolutely love the tiles you’ve chosen but they are too busy for an open plan living area.

Love your tiles and so important to get the floor level between timber and tiles.

I'd call in a local Pro to advise as you have door levels to take into account. Sorry about the quality of the photo but this by tiledevil.co.uk shows how it looks butting up to a timber floor

If you can get the floor level worked out, I think that ENCAUSTIC tiles are interesting and would look good. With the correct furnishings, the transition from the wood to tiles would be wonderful.

What about using one of the concrete veneer companies that pour a very thin veneer over the top of your existing floor, then polish it. Would then take it to same level as existing floor and various looks available, eg polished concrete, terrazzo etc.

I am assuming , when you say living area , you have a separate dining area ? This will be mainly couches and similar seating ?

I love the wooden floor , and the tiles in the 2 pictures Dreamer posted , although here's the funny thing -- enlarge the pics , and they look ( IMO ) busy but also 'cold' . Why I asked about dining is that I would personally carpet that area in a neutral cream or wheat , as it feels nice but also feels warmer , and then double down with a rug similar to Dreamers tiles -- a light 'faded' blue on a neutral background ) so it isn't too much ( a full carpet in that tone may do ) . Furniture , buffet , coffee table etc in complimentary tones would give the room a really warm and inviting look , whereas I always feel tiles look colder and better suited to dining/kitchen/bath/laundry . But I'm weird . . . . . . . . .

Gorgeous floorboards, and I can see what you're aiming for with an obviously different section, but the encaustic tiles aren't working for me. I think they do better in a smaller expanse like a bathroom or small terrace. What about painting and sealing the subfloor (to keep the level) and splashing out on a beautiful big, soft rug?

I'm afraid I would remove the floor boards back to a door opening and then choose a completely different flooring for open plan area. It will be costly but everything is going to look bad with such a significant change across a wide area.

you could use your beloved tiles as a large inset floor rug and use your timber or a look alike to form a border (Taking up old boards can result in a lot of breakage)

I can't wait to receive those tiles and lay them down without gluing and send you photos for your opinions.

There is a real estate office near me at Concord and their floor is entirely polished concrete. It looks magnificent! It has lots of blue metal in it, so it has heaps of 'interest'. I can imagine something like that with your beautiful floor boards would definitely give the 'wow' factor you're looking for - and very cost-effective.
