Would love some help with my living room - small beach house
Comments (7)I recently decorated our beach condo on a budget. Items to consider are bowls or clear glass vases with found shells displayed. Sisal rug and woven baskets make a coastal feel. The baskets are great for storage as well. I used white light and linen drapes found at ikea.Because of small size of room, i have glass tables to help maximze space. I am adding shutters found at a flea market as headboard for guest bedroom this year. I found many useful items from community sales. I frequent local beach decor shops some pricey to get ideas for arranging and adding items. I would put couch so can look out window to garden. Put it floating in the center of the room, Tv on wall. Two chairs sort of where they are now in photo. Small table and chairs located near door and kitchen. Looks like not much space there but look at ikea furniture as it is for small spaces. Comments (21)Hi, I'm really enjoying your plans, nice job. I have a few thought I wanted to add :) if your still looking for feedback. Just some elements I think would really work. The garage opens to then entry. I think it would work really well opening through the laundry area. I'd love one like that in my house, as really your just lugging groceries etc through the house to the kitchen. Freeing up the entry to make a nice uncluttered space. You've got heaps of space in there, that you could incorporate a mud room / laundry and still have the small powder room. Basically flip the rooms on their sides. Your kitchen is wide but not a lot of workable space. I don't think you can actually fit that little round table in there. I personally would be considering a butlers pantry or a large regular pantry in some of your space. How about against the laundry wall? Then you could maybe have the fridge and oven in a wall of cabinets on the same wall facing the open kitchen. Then add a long central island. No cabinets against the side walls the island could hold a lot of casual seating if you wanted. Front entry. I personally find a hallway nice, so you don't have the lounge room becoming thoroughfare. How about some double cavity sliders or something similar? Then you have the openness your after but still get the division of space. If your only using a formal dining table occasionally, that might look good placed in the far end part of the original lounge room. You could open the wall up there to the rumpus like you show on one of your plans, it would be a nice flow through. I think doors here would be handy too. You could add a lovely pendant over the table and there is the windows there already, could look nice. Rumpus area. I think just add a big modular lounge and a telly on the far wall, your bi folds and you've got a really comfortable space right there. If you go for a kitchen island, and can't imagine having many meals at the taller height table, you can drop part of it to regular height for dining. Plans are for timber frame wall and roof construction, rendered hebel panels for all external walls and colourbond custom orb roofing. Party wall construction with 25mm gyprock shaft liner panels. Laminate timber flooring for living areas, carpet to bedrooms, tiles to wet areas, stone bench tops. Exposed aggregate concrete driveway & front footpath, grey concrete/paving to side path & pergola area. The market for these homes is predominantly downsizers, first home buyers and possibly single/separated parents with young children who do not want a large block of land. Comments (15)Hi Dee, Here's another version for you to consider. Very similar to what Oklouise has done for you by turning the kitchen around to give a better space for the dining area which I think would be beneficial to the whole area. Also though, have you considered turning the pantry and wardrobe 90 degrees as per my layout. You could possibly add a small window to the robe for ventilation which would be beneficial also. You get more wall area for both the robe and pantry by running the dividing wall this way. The laundry could stay the same if you like but could get bigger or smaller depending on your priorities for the three spaces behind the kitchen. If you have preserves and dry goods in the pantry, ideally you don't want the door to the pantry from the laundry. For the kitchen, you could arrange the sink, fridge and cooking areas wherever you like. I'd move the window in the kitchen along a little so it is in front of the sinks and these are in line with the space between the other benches so all the work areas coordinate well. I'd put the fridge near the pantry door so people can go to the fridge without going right through the kitchen. Great with kids or for just getting drinks etc. You can then divide your storage, prep and cleaning into three areas easily. Alternatively, you could put the sinks on the island bench and then leave the bench along the outside wall for a prep area or where you can leave your preserves until they cool and that doesn't make the rest of the kitchen unusable during that time.
