Queenslander Raise and Build Under/Deck advice needed

Hello, we've finalised house plans and are ready to sign a contract with a builder to get the first stage complete. Current house is a modest original 2 bedroom Queenslander.
The first stage is raise, move forward and complete slab under to be built in later. Also includes necessary retaining walls. Our quote has around $40k for a deck/stairs off the back that will replace an existing patio area where the house is currently positioned. It would also be our main point of access as we are losing the front stairs until the build under is complete.
We will then take over as owner builder in finishing the rest of the build at our own pace/when funds are available.
My question is should we not get the builder to do the deck off the back and have then start closing in underneath (with internal stairs)? How far would 40k get us?
No idea what the smarter option would be. Or what you would consider easier to do as owner builder later?
