what do you dislike about the plans, how many people will live in the house, what is the length and width of your block and distance from rear wall to back fence, where is north and can you enlarge the plans in two halves so we can read the writing

First comments wit is way too small and you would get more storage from a standard robe. Alfresco is tiny, would benefit from a furniture plan in living and dining. Not sure why you need a passage next to a passage. Waste of space. Toilet needs a basin

In a nutshell -- crazy ! I can't read the dimensions , but --

A lounge at the opposite end to the living areas ? Call it a study or something , but even then , its around 400 metres to the WC , and looks small !

Even the living areas ( family / eating /kitchen ) is a fair hike to the WC , and maybe needs a map .

Master Bed has double doors , any particular reason ?

As Kate also says , dining would be tight , and alfresco seems strangely positioned and sized .

Pottysy99. bedroom 3 is not tiny, it is a line for measurements not a wall. I estimate that minor bedrooms are all 2800mm x 2900mm approx. Plus robes. This is a small room. Enough room for a single bed and side table, though. And you already have built in robes, so bedrooms are sufficient.

I would ask why you need a sliding door in the bed 1. Are there views on that side that you want to have a small external seating area? Otherwise having sliding doors will compromise your furniture placement. and if you are walking out to a fence, then what is the point? You will need an area left clear in the room, to enter/exit door.

I would put in two rectangle floor to ceiling windows, at each end of that wall. Then you will have a centre wall for drawer storage. At the moment, your WIR is very compact, and i would say you will need extra storage.

I do understand the concept of having two passages. It gives a private separate bedroom wing.

But when room sizes are compromised because of that extra passage, then maybe this needs to be re thought.

I assume that the alfresco is for just two chairs and a table, for coffee. It would be better to incorporate that, square meterage, internally, into the meals area.

My gut feeling , as a complete amateur , is that you have 1 room too many crammed in to that space . Lose 1 bedroom , or the Alfresco , or cut down the front lounge and just call it a study . Or add a couple of metres to the end .

As far as 2 passages , you effectively have 1 toilet , and the 1 in the ensuite . By adding that seperate passage and trying to create an illussion of a seperate bedroom wing , as soon as someone needs to use the toilet , you spoil that illusssion . That is most likely to be your closer friends .

So you are losing 8 metres by 1.2mtrs to impress people you don't know ? There will still be 4 or 5 doors either side down your main passage , just suck it up , have a couple more down the left side , it then is way easier to find the WC , you can add to a couyple of bedrooms and bath , OR realign a bit so that you can pick up an extra metre on the right side of the passage , and guess what that does -- yes , hey presto , a bigger WIR , maybe a bigger pantry if you want , a bigger dining , maybe even a bigger alfresco .

You said about the easement , but thinking a bit outside the box , if you move the alfresco to that side of the house , MAYBE you can have an open pergola or even part clear covered , near or up to the boundary -- I have no idea on your rules , and what is classed as permanent structure , but just a thought .

Which way is North?

I agree for a fairly small home there are a lot of small rooms, give up on something, maybe just a study nook near the living and then delete the front living to make everything else more spacious.

West facing can mean the front of the house facing the street is to the west. So the lounge, three bedrooms and family room face north? How far to the fence on that side? What is your climate? It's important to make the most of orientation in ways suited to your climate.

How far to the fence on the southern side? 3 metres? What do you want outside Bedroom 1 for which you have a sliding door?

The lounge looks about the same size as a secondary bedroom which isn't particularly useful?
