Comments (17)Hi. We were just discussing same option on the weekend. Our solution was......make up a timber frame to cover door ( like a false free standing wall) insulate with batts to reduce heat/ cold/ noise if required and then just gyprock over. You could actually do two false walls so if at a later date you wish to remove just half for whatever reason, it would be easier. These walls could even be on sold at a later date as there is def a demand for similar fit out. For the single door, you could always put cupboards under and then build them in by creating a false bulkhead to hide the roll or move one of the cupboards and construct a built in media cabinet with bulkhead once again to hide the roll. Comments (25)I think that would be a really good idea oklouise, as long as the stairs could be sheeted up with an extension at the bottom so that you could have a sliding door going along the staircase wall so as to give an anti room/entrance space at the bottom of the stairs. I wouldn't like to see an opening door at the bottom either in or out ie: out it will look like walking into a cupboard and inward opening would be dangerous if someone coming down the stairs was behind it. Comments (8)having the space in the roof is one thing, but a whole other exercise converting ceiling structure into floor structure and getting the structure down to the ground, supported etc...even more complex on smaller jobs, not to mention finding space for stairs which typically involves collateral knock-on effect to lower level layout.......best you arrange a consultation/visit from an architect to discuss the practicalities a realities of costs involved........these things are usually possible, but ultimately dictated by costs......... In regards to the process, as architects we begin with several design stages (& if required Planning/DA) and then eventually move into working drawings once a design has been finalised and refined. There is a bit of a process involved and typically fees/costs will be ballpark anywhere from 5-15% of the construction cost of the project, depending upon the scale and complexity. On smaller jobs like this the % fee will be at the higher end of the scale and if it's too small often an hourly rate or fixed/packaged fee basis is the only way to render services Hope this gives you a bit of an idea, but best to do some homework and speak directly to a few local design professionals/architects to get some idea of what their process and fee structures are, because ultimately everyone operates and services projects differently... Comments (52)Just a quick update... The guy never got back to me after I offered ( rude!) So the night we got an offer on our house... 2 weeks on market, I emailed 7 House building companies asking if they had homes being completed soon, but not yet on the market. The next morning one rang me at 8.30 and said we have one, a family just pulled out, foundation's have been consented, u can tweak inside a little, move kitchen, add bi folds etc choose colours.. Want to look? Yes if it's west facing backyard... It was but the plan was facing south with the living areas.. Asked if I could flip it.. Yes.. SEND IT OVER 501k Inc patio, drive and path. So we have paid a 3k holding deposit. Just going over plan with my tweaks, and my upgrade costs like ducted heating etc.. Eeek But at least we found one, as all blocks have now been sold in the estate Thank you for all your help. This new plan is only 150sq over brick. But the things we discussed above..
