Comments (4)first sketch out a rough idea of what you think you want, talk to local council and check on line building regs to find out what's legal, look around your suburb to see if there's any obvious sign of a similar conversion and knock on their doors, ask some builders for a guestimate of what they think they could do, draw up some more detailed plans and go back to council and the builders (aiming to have a firm idea of what's legal and possible before you start spending money on final plans) Keep in mind that it's sometimes cheaper and more efficient to build new rather than renovate so think about if it's a new room you need or that you want to renovate the garage roof space just 'cause it's available..perhaps there's a better spot elsewhere around the house or property..i suggest that you would need a building at least 8 m wide and 6 m tall to give a worthwhile attic room but dropping the ceiling height above the cars to minimu may help expand the available space but a floor plan showing ceiling and roof ridge heights could help invite more skilled suggestions than mine...See MoreHow to convert my garage
Comments (14)I'd contact a designer first and have them inspect the proposed. They'll check to see if its achievable within budget as well as building codes. I've done quite a few and they have a few hoops to jump through to be compliant. Comments (14)can you post the original plans with dimensions of all rooms and location of all doors and windows and distance from outside walls to fences, do you have an alternate garage or carport, is there an outdoor area off the kitchen laundry? what are the floors and walls made out of and is the garage floor at the same level as inside the house?..i'm wondering if the garage could be the new master suite and the bedroom could be the new living area and keep the original living and kitchen for the new kitchen and dining BUT i suggest that the most cost effective option would be to use the two smaller bedrooms as master and separate dressing room with the main bathroom, use bed 1 for a new lounge and convert the garage to the guest room study as i doubt the budget would be enough for an extra bathroom and other variations but might be enough to convert the garage and refresh the kitchen and new living areas...See MoreThoughts on converting garage to rumpus room
Comments (13)i'm wondering why there isn't already an internal laundry door?.. are the floors and ceilings different heights and is the only entry to the garage through the roller door? biggest challenge will be allowing enough room for comfortable stairs that need a small landing area for safety and a door would help with heat and noise and length of new stairs will depend on floor and ceiling heights but my suggestion includes a fully enclosed stairwell with only an openable window at the end for light and so you can call down from upstairs when dinner's ready...despite your plans' dimensions being a little inconsistent there should be enough space to create a good sized study nook and keep a reasonable living area but you should rearrange the existing furniture (leaving at least 1m by a space up to the opening between living and dining) to make sure you like how it feels ...downstairs using only partitians* and without changing roller doors and/or windows my suggestion include a mum's nook to retain light, a secure workshop area and a minimum single garage...the partitian walls could be built with simple stud framing with walls made out of bookshelves, storage cabinets and some wall lining that need not reach the ceiling to retain some light and ventilation and there are some great garage floor and paving paints that could make a clean floor throughout...See MoreJohnno!
