If you "change" anything that involves a building approval then the floor area on the plans relevant will count towards the overall amount. If it amounts to beyond 50% of the existing conditions then the whole building becomes applicable to energy calculations and so you enter into up spec'ing existing areas. And yes it can often be a good thing to be doing anyway, but of course it costs money. If the total area being changes is below 50% then only the areas of new work are applicable. I'm honestly not a specialist in this area, but I have to deal with the issues naturally in the course of the design and resolution of project solutions I provide, and hence I use an energy consultant regularly and we have a way/system of working through together how best to achieve the requirements for permit. As far as I understand it's a case by case/project specific exercise and also there's various ways of negotiating/achieving the necessary performance requirements - e.g. you can play around with different levels of insulation together with a particular glazing/window spec, and depending upon circumstances you can save money one way or another. Sometimes I'll squeeze windows overall down to get it under a certain amount to not trigger requirement for expensive glass...also timber windows rate better, but if you are in a bushfire area you'll be caught out or require very expensive timber windows...it's a real juggling act in particular contexts...which is why you really need to be working collaboratively with an energy consultant/specialist to work out the best solution in this regard, as well as the other aspects of design, structure and bushfire etc. It's a true team effort ;) If you're really up for some technical reading you there is some further energy info here NCC Volume One Energy Efficiency Provisions 2016 - Australian ... but it may get confusing........Coming back to the core of it, my advice: 1. define your budget 2. list and prioritise your requirements 3. seek some preliminary advice/assistance from a seasoned designer doing this type of work to test whether or not the general concept of what your endeavouring to achieve is viable, and this depends upon the relevant context/existing conditions etc (and bushfire rating is yet another layer on top of all this), and then refine the concept from there. If you are just doing a bathroom or kitchen isolated then you can arguably do it yourself, but if you're re-jigging the whole house like it appears you are heading towards, and on a very tight budget then I'd highly recommend (to save yourself headaches and frustration going around in never-ending circles) to invest some of your available budget into front-end design, to get to a solution that works to your nominated priorities so you achieve a viable and professionally advised outcome. Hi oklouise, thank you again so much for your suggestions to help me reflect on my choices! The great thing about this whole process is that it has really helped me clarify my must haves/dealbreakers and nice to haves. Key elements that I don't want to forego are: 1) a "master suite" with large WIR + private ensuite+ direct private garden access/views. The current northern bedrooms are elevated and do not allow these elements and better suited to small kids as no external doors and can be eyeballed from the kitchen. 2)The kitchen must be the heart of the home and connected to all living spaces so the host never feels disconnected from guests & can watch kids from almost any living space.I attended a party last weekend which had the kitchen blocking the living room from the outdoor space and the host commented they regretted it after renovating. 3)The dining room must be an end destination vs a corridor so it does not become a dumping grounds for bags, mail & everything else as the nearest flat surface to the entry point. 4) All new bedrooms must also be min 3 -3.2M wide on the narrowest side for me to justify them. 5) I reviewed all my lookbooks and tear sheets pulled to date and its a clear pattern that I want my 'adult' living and dining/entertaining spaces connected to the rear garden preferably wrapping l-shape round a deck or courtyard garden. In a sense 'broken' vs open plan but still visible through glass etc. 6) I would not be prepared sacrifice the prime N/NE aspect with utility rooms. 7) I don't wish to place a verandah at the front as it will never be used except extra maintenance and can create shading in summer via other methods. 8) capacity to rent out room with private living quarters. There are many splitter blocks in my area and I don't need it to operate as legal dual occupancy. 9) single level living -no second story bedrooms etc. 10) separation of main bedrooms when renting out section of house Phew....I think thats most of the checklist criteria I have been working to. Still think tanking the street appeal/front facade style but its probably leaning toward lux byron bay beach cottage meets modern coastal with some retro elements to hint at the history of this 1950s house!

the wall between the ens and wiw is only 2.2m and not possible to rearrange the doors without losing the bath and the bed on the other wall gives more direct access between ens and wiw but if you can live without bedside table a queen bed will fit between the doors in order to create the bigger pantry and linen and keep a separate toilet next to the bathroom space had to be taken off the laundry...making the laundry bigger again will need space to come off somewhere else the measurements for bathtub, shower, vanity and toilet is the space allowed and no bigger.... another thought to consider would be have lockable doors to close off the hall to the laundry and you could have a kitchnette and entry in the laundry space and use the lounge and beds 2 and 3 as a self contained rental and keep paying guests out of your part of the house including the entry living, master suite and MPR and share the laundry...extra privacy and security that your dad should approve

So true. And so bloody disappointing. The least effort and quickest sale seems to be the motivating factors for most agents. I actually just had a really positive experience with a lovely REA in Adelaide though! She has done a fantastic job, always transparent and honest with me and has made an effort to get me the best price. I got a fantastic offer just yesterday after 6 days on market and she's chasing up better counter offers now. I'm really lucky it's a hot market to sell, which helps a lot. I'm considering writing letters to people in streets I love and doing a letterbox drop. I figure I've got nothing to lose and I know people who've bought houses this way! I think that people's distrust of REAs might make an off market sale appealing to some. Who knows...worth a try!
