Bathrooms Design Dilemma

Help with floor plan please.

My wife and I are due for a renovation to add an ensuite (currently 1 bathroom) and maximise kitchen/living space to cater for our growing family. We are trying to keep the footprint the same. We have spoken to an architect but also wanting to get differing opinions on what other options we may have. Long time followers and first time posters!

Lets start with logic -- if you want to add more stuff , within the same walls , it will be more cramped .

The only way is to take space off something else .

Without knowing load bearing walls , directions , window sizes , etc , etc , etc , I'll make a couple of POSSIBLE suggestions , but neither may be suitable for a whole variety of reasons .

One would be to cut a door from the Master bedroom into the Living , wall across and create an ensuite . The Living isn't huge , so then you'd have to keep going , and maybe open the wall to the kitchen AND take out that back hallway , from the door in the existing hallway . You should then have space to swap the living and dining rooms , but without even getting into the engineering side , you will have a bedroom and bathroom opening off the living , the studio and laundry may be a bit funny , etc .

But heres an off-the-wall suggestion -- that Bed 4 looks small . Split it , make it part WC , part laundry . What to do with the existing studio/laundry/WC ? You possibly have space to add a shower , and presto -- you have a new Master with en-suite ! Now , it does look like that may have been an addition abyway , it may not work materials wise , you may not want to be at that end of the house , BUT its an idea .

Thanks for the idea! We’ve considered similar options. Shifting the living room/kitchen from North-South to East-West and taking some living for a bedroom but it leave with an awkwardly positioned bathroom/laundry. 🧐

Update on this. We have decided to keep upstairs unchanged in terms of layout. We will live in the house for a period before making any layout changes upstairs - 2 Bedrooms will be for our girls, while our son will sleep downstairs in the living room (now bedroom) as this was seldom going to be used. Now we are looking at the kitchen design - photos attached of current kitchen which will be completely refreshed along with the tiling in the kitchen / living area. Looking for any ideas on how to best update the kitchen - notice under the stair case is not currently being utilised but we would like to perhaps have the fridge or pantry under the stairs to include this dead space. From the kitchen window to the stair case is 4950mm x 3200mm approximately depth of the current kitchen. The stair case hangs into the kitchen around 750-800mm. Wondering if it would look silly to have perhaps the fridge built here and this cabinetry would sit proud of the bench space next to it, but we could also install deeper bench space to balance the look... We are planning to have the eye-saw built in fridge space currently in the kitchen removed altogether.

or even simpler actually, enclose the porch and move the toilet into that space, then just leave the laundry and shower where they are. If you don't mind a walk through the laundry bathroom? I think I'd also extend the decking out significantly so it wraps around the back of the laundry too. This is my favourite as it's actually a rather simple (and therefore inexpensive) reno. Just removing the wall around bed 3 and shifting the toilet and building the deck.

I'm assuming a Pooja room is a prayer room?? You have an extraordinary large home, unless the rooms are very small, for two people. So there should be room in another part of the house to place the Pooja room. Keep original plan as is. with living to the front. You have to try and get some northern sun into your home. But, do you really need three living areas, plus a study plus 4 or 5 bedrooms, for two people?

as others have already said there are too many unknowns to be specific about costs but renovating is often more expensive than building new as you have to first pay to remove and then pay to restore and often need custom sized new work that's much more labour intensive and expensive BUT if the house is in a perfect location at a good price and you can modify without extraordinary changes my suggestions without removing any major walls include a new kitchen and only widening the doorway between kitchen and dining and improving the ens (with or without including the extra space at the side) but the small nib wall near the original dining room door implies that there has already been part of a wall removed and why didn't they remove the rest when this small projection restricts comfortable movement ...my plan has minimal demolition and extra walls and doors to separate rooms and zone, heat, noise and family activities BUT depending on your local climate the orientation is not ideal as the site plan suggests that the house is almost on the north boundary and this restricts sunlight and views in and out of the north facing windows (what's next door now or in the future if/when neighbours renovate?) space shown as meals is only big enough for an entry area and the old study faces south and west and could make it hot and/or cold and dark at the back of the house and restricts ideal connection to the garden.. and as usual the real estate plans are confusing and upstairs doesn't seem to match downstairs, the stairs probably infringe on the space in the retreat so i can't make realistic suggestions but there's is probably enough space to improve the bathroom and maybe steal space off the wiw for a separate toilet and maybe take better advantage of the northern aspect but all depends on accurate available space, aspect and budget and every house can be improved

The only way I can see this happening is to the turn the laundry/studio into the master suite and rearrange the existing wc/bathroom and 3rd bedroom into a new bathroom, laundry and wc. Your 3rd bedroom can then take the space currently occupied by the master. but you'll lose the studio space.

You can't just add an extra room into an existing footprint without losing something.

my suggestion would to be make better use of POSSIBLE extra space in the central hallway, move the master bedroom and rearrange both bathroom areas but first you need to confirm accurate dimensions of the whole house including the halls and bathrooms
