need help w/ kitchen layout (advice on sink/oven placement & function)
Comments (21)Our island is 900 depth, 2400 wide, with a sink in the middle (opposite the cooktop), which works well for us. Plenty of prep area either side of the sink (mind you, it's a single undermount sink, about 500mm wide, with no drainboard). If we were going to use the island for actual meals, ours is only deep enough for a person either side of the sink. So, if you're thinking of having the island as a dining area, go to the 1200 depth. Just walk around it to clean it. On the other hand, if the island is going to be for prep, and a place for guests to prop up a glass of wine and chat while you're getting dinner, 900 is fine. Our dishwasher is to the immediate left of the sink, and we have pull out waste bins underneath the sink. We have 1200 mm space from island to the wall side and the range top, and about the same to the other ends. Our fridge, which isn't huge, is in a 900 mm+ cavity which would be big enough for a deeper fridge. It's in relatively the same place your fridge is, and works fine there. Hinges are on the non-kitchen side of the door, so it opens into the kitchen. Cabinets beside it are a bit more in depth, so fridge and cabinets line up nicely. 850 for your fridge seems reasonable to me. I wouldn't put that study where you have it: I think you'll need all of that butler's pantry for butlering type storage. My 5 cents worth based on new house, new experience, absolutely no kids in the equation!...See MoreKitchen Pantry laundry design help!!!!
Comments (4)subject to correct measurements my suggestion includes extending the kitchen into the old laundry and creates a new laundry next to the study with hallway access for a re-arranged bathroom but we need correct measurements to identify positions of existing toilet, taps and sinks to be more precise.Does the existing laundry have external access? do you want/need external access for a new laundry? do you want the kitchen to be open to the living and family rooms or would you prefer separate rooms? is the under stairs space already being used for walk through storage? what about access to the garage from the front entry?.....with correct internal wall measurements we could make more specific suggestions but your plans don't show or we can't see details of existing rooms...See MoreActivity rooms - valued or a waste of space? Opinions please !
Comments (12)There is no one size fits all for family houses, but here is what I have observed. The first things you need are a decent sized family bathroom, and a decent sized laundry. Never underestimate the laundry size! Small children always want to be near you, so a playroom will just be a toy storage room. By the time they get to primary school and start having homework they need to be near you to do it. They also still enjoy being where you are. By the time they start to be more independent their bedrooms will be their sanctuary, so a larger size with plenty of storage will be more useful. Two living areas is ideal, but not essential. The main one will be where the family gathers to do whatever takes their fancy, where you will find all the toys and activities. Set up some desks for activities/homework etc. The other would be useful for a grown up sanctuary (the good room!!!) - this is the one that is not essential. So looking at your plan in my opinion, I would ditch the activity area and pay more attention to a bigger bathroom and laundry, and bigger bedrooms if that is an option....See MoreKitchen / Laundry - best layout for both to have everything we want?
Comments (22)Hi Harmony, Yes it is getting there! Laundry/kitchen: If I can read the dims my plan will work very well. See if you can follow me here.. left to right dims… l'd 600 bench, 1 m walk, 600 broom & shelf in pantry, 700 depth for 'frige and panty is then 1300, 1200 between benches & 1200 wide island = 2400 along outside wall for DW & sss. This should leave 3600 for meals which is great. Keep chute: get it in the right place! washing then arrives in l'dry. So bench backing garage is where u want bench (sorting) sink (rinse & soak) WM then TD if you need one with bench above. and overhead cupboards to keep the nasties out of kiddies reach. This is the flow of washing from dirty to washed to go outside. The other side backing kitchen is ideal to have some rails to finish off drying or airing, for brought in clean clothes, when ready: fold, stack for kids to take back up stairs. With broom cupboard next to outside door, there are no dead corners! Yippee! Someone put a powder room in here but not needed with the guest bedroom just across the hall. I was trying to make the shower and loo not visible from hall but still accessible from outside. I am sure guests staying of visiting can use this bathroom. Upstairs: I like my layout for ensuite: robe first putting distance between bathroom and bed. Window in robe I mentioned, so you can find sox without light, also lovely to open up for fresh air blast every now then. Looking along vanity to bath and to window. I do like the separate room for loo please with a window. Again not sure of dims but sure it will fit. Bathroom is tope with three people able to use it at once and each area with light and air. Doesn't matter with linen store. to have light and air. This looks to me like a lot of house to clean but a forever home to enjoy entertaining as kiddies grow and family expands. I hope you let us know the final plans and built pix would be lovely to see too. May I ask a favour of you: to write a short testimonial on my page here on Houzz so as others can find me and my design skills too. Thank you Cheers and good luck. Margot...See Moresiriuskey
