The wall between the kitchen and rumpus/dining on the plan will be load bearing to support the first floor structure. You will be able to remove it subject to getting an engineer to design a suitable steel beam to span the opening and support the structure above. It won't be cheap, and it won't be easy, and you will probably need a new kitchen layout, but if you throw enough money at it...

We could all offer lots of suggestions , but some of your comments have confused me . You want to buy a 5 bedroom house and turn it into 4 bedrooms ?

If you do only want 4 bedrooms , do you want the Master with ensuite upstairs , and 1 other bedroom , and 2 downstairs ? Would you sooner turn the 'study' ( which is really only of use to Bed 1 ) into an en-suite and make that downstairs bed the Master ?

If you did that , do you want 2 bedrooms upstairs , or 1 and a rumpus/study , or some other combo .

As Dr Retro says , the kitchen/rumpus wall would the original back wall , and therefore load bearing , but ( hint hint ) the other side ( kitchen/middle dining area ) probably isn't , or if it is , leaving that L shaped Fridge etc wall there will make it easier to engineer .

And then you presently have some funny features , like solid walls between kitchen and dining ; the pantry weirdly placed ( yes , the house has been changed and altered over the years , I understand , but still weird ) ; even the 2 bathrooms are slightly weirdly placed now , and speaking of bathrooms , bed 4 upstairs essentially doesn't have one .

We can all guess and make suggestions about changing rooms around , ripping walls out , changing or adding bathrooms , etc , but some won't be possible for engineering reasons , some you won't want , some won't suit your lifestyle .

And then there's the self-evident observation -- why buy a house then spend $200k ?

Thanks for the comments I was thinking of turning upstairs into master and making the 5th bedroom up there a walk in robe. The wall between the kitchen and dining isn’t solid as depicted on plan but I presume a load bearing arch. I agree with your questions Im considering this house and spending money on it as it’s the right price and in good location. But as you state the bathrooms and pantry are in weird locations so I was just after any ideas on making it more functional. I would prob leave current study where it is and the adjoining room make a guest bedroom leaving the other 2 bedrooms. But it’s the pantry and kitchen/dining and bathrooms that I’m thinking would need to be rejigged.

Is the fireplace used , or intended to be ? Just throwing ideas around , but the 'front' wall on the kitchen looks like it could be removed relatively easily , whereas the 'rear' kitchen wall ( your floorplan in current orientation ) more difficult .

Without knowing whether its a concrete slab or wooden floor or anything , I just wonder about moving the kitchen and presumably dining 'back' to the new part ( maybe living or rumpus if not dining , but thats sort of weird ) . Lots of plumbing etc needed , presumably a new kitchen , lots of $$$ .

Then take out the 'front' kitchen wall , and hopefully that front dining area wall , and have a more open-plan living area there . Possibly move the laundry into the pantry , but then it opens off the lounge ( where it is now it will open off the dining or rumpus ) .

Its all a compromise , is it worth it ? Only you know .

Upstairs room use 1/2 wir and 1/2 study.
Downstairs would not surprise me if kitchen was original lean-to with both walls therefore load bearing.
You could move bathroom into pantry, extend kitchen into dining and use the front bed study as lounge
