retain as much of the existing walls as possible and for stage 1 suggest stealing enough space from the office to include the window in a combined laundry pantry, keeping the separate front lounge and entry foyer and rearranging the kitchen with meals area and keep the original entry with twin cavity sliding doors and space for wall cabinets keeps some privacy for the entry stage 2 family bathroom, front bedroom and halls and remove storage from small bedrooms to allow for temporary entry doors stage 3 new bed 3, hallway with storage and master suite with extended hip roof stage 4 new laundry, family dining room, widen opning between kitchen and extension improved pantry, extra cabinets and study nook for old dining area and skillion roof then outdoor areas and holiday at home!!

You are most welcome, I have always said that I haven't been put on this earth to "Hug" toilets, so I'am wondering who is going to clean all of these Bathrooms. Our two kids a boy and a girl had the upstairs "apartment" which they and all their friends loved. I have added a timber stair case for fun, there's plenty of space but you will need to decide what you want to do in the attic and place the stairs to open up into a tall space. I have also turned one of the ensuites into a powder room. Your Jacaranda's only drop once a year!, you used to be able to trim them by 25% each year, you would need to check with your council, we were on the lower North Shore, I think you should consider the patio side of the house and make better use of that, is the front deck something you plan on adding because of aspect, and plant some tall growing hedge ready for the apartments. Our kids Attic desk/study space over looked our pool in the rear garden. With respect to using the formal rooms for bedrooms, you will find that once you have your large family/alfresco and the kids have their upstairs space if you still feel you need it, it would make a great office. You spend most of the time there only using only using the front room in the evening for watching movies etc. I have had another play with my floor plan, I think if your wife sees this you may be in trouble, it's a Master Suite, the free standing bath in the window alcove with white timber shutters for sun and privacy control..... Iam' adding a couple of photos of our old Federation which wasn't protected, when we sold it the new owners removed all of the Fret work & posts replacing them with simple timber posts. The front rooms which we didn't use very much once we opened up the rear rooms into a family area. The room with the Bay window had a Baby grand sitting there, we sold the piano before we took the photo. Cheers

Thanks for all your responses. The garage as marked on the plan is incorrect - this is actually a carport and is allowable under Council setbacks. Standard side boundary setbacks requirement is 1.5m, but a relaxation can be sought on this. Thanks for your comments re going up Siriuskey - whether or not to go up is something we have grappled with. I agree that this would probably take best advantage of the block, but it is not how we want to live in this home. Thanks for your thoughts oklouise - there are several elements of your plan that are very appealing - the laundry and powder work really well and the adjustment to the kitchen to have a servery to the kitchen is great. Paul's thoughts about moving the entry to the side of the house with more direct access to the open plan living is are a bit of an eye opener. One of the advantages of this and more of a pavilion style extensions is that an external window could be retained to the proposed music room, allowing it to stay as a bedroom. If it was possible to keep 4 bedrooms in the existing house, the size of the extension could be reduced.

Exxy to move the stairs (but brilliant idea!) - so how about take out dining/hall wall and put just one long line of low kitchen cupboards down where that wall was or closer to the opposite side - so you open up all space and see all from walking in the front door. Make either a horse shoe kitchen config with cooker at top end. Then paint all cupboards in same colour - say a gum tree green - and give them new handles. In area between cupboards newly tile or lay a lino floor as easy and inexpensive to do and there are some really pretty decent patterns these days. If you've any money left over or later, boost the lighting with a strip of spots that point to the island worktop, the window worktop AND the cooker. But where is the fridge to go??
