It should not be but you will need to ask a builder to inspect the roof for suitable load points which will determine the starting point of the fly over & the opposite bearing posts. I am not a builder but we have two of these on our house & this one is a gable which runs over a skillion roof. They start behind the gutter line & overlap it with a gap between the two rooves of about 500mm on average depending on you particular structure & the fall to the outside height. This gives you the height needed at the outside edge. This one runs off a skillion roof but starts about 1 metre behind the gutter from the position of the internal bearer (load bearer).You will need it engineered & approved by your local authority.

Option 3 as you don't lose any valuable floor space. The top of the new stair could have a skylight above, or windows to the side to bring more light into the centre of the home. Just make sure you have a light, open stair design, with open risers, and a see-through balustrade. You will need to pay attention to how the new stairwell penetrates the existing roof structure to make sure the roof deck drains correctly. Haven't used any of these, depends what colour floor you are aiming for, I used a white wash finish on a laminated timber bench top to work with white laundry cabinets, I like it but it has taken on a slightly pinkish tint, I was told that it's not the timber that discolours but the sealant that is used, perhaps adding a darker stain might work. Do you have any places you could try and leave it for a a month or so to see what happens
