Comments (26)hi we have about six months ago now, re done our bath room , similar size to yours, and , i can take some photos and email them to you , we have maximised space, and walls , put in a white stone bath under the window , it is a metre in width , with a cool water spout coming off the centre under the window we pu t afalse ledge in to sit , candles etc on , , we tiles floor to ceiling, off white , wall mirror cabnit with three mirrors , inset into the wall so its only sits out a we bit from the wall tiles , floating bath room vanity , so that it makes the floor space look bigger , . matching stone square basin sits ontop of the vanity to one side so plenty of room to sit all your bath room stuff when need be , seperate shower all tiled as well , with inset , shelves for shampoo etc, also , when you open the bath room door and walk in when you close the bath room door behind it next to the shower is a very narrow floor to ceiling shelvec for towels, now the hole is there we jaust havent got the shelves put in yet. , we gt loads of comments as the bth room dosent look small evn though it is , , most expensive item the sqwat extra wide stone bath , made to order basin / tap ware and shower spray thing ,oh and the white stone vanity which we had made to order as well , due to the sizing ....See MoreSeperate Toilet room

All the doors in this house are strange, non fit flush again st the wall thus loosing floor space, I thought maybe bi fold doors would solve these issues not sure about a bifold on the loo...See MoreExtra toilet in bathroom add value?
Comments (4)I would be careful spending money on a bathroom renovation just prior to selling. You will need to do your sums and research carefully to be confident that the $15,000 or so spent will result in a better return for your investment. If it was my only bathroom I probably wouldn't want to live there during the renovation. As it is a small 3 bedroom unit in an outer suburban area then the household will probably be a smaller size, possibly a couple, or downsizers. Less likely to be a family with three kids. A smaller household would probably prefer a wider vanity and more storage than an extra toilet. If I was selling I would keep the current arrangement, replace the cabinetwork and mirror, improve the lighting and give everything a good clean. Comments (16)it' not the size of the toilet that matters, it's the size of the humans that need to use it ...allowing anything less than 80cm x 80cm for knee and elbow space, plus more for standing room plus extra for any swing doors and more space for a handbasins and with no other toilet on the ground floor the best option is a separate toilet and i would steal some space off the laundry to make a more comfortable powder room..and the different floor levels don't always prevent stealing some space off the laundry but what is the size of the laundry, including ceiling height at the wall closest to the back of the existing toilet and is the laundry ceiling flat or raked and how many steps are there between lowest floor and bathroom floor?...See MoreMelt In ACT
