Comments (55)Can I suggest looking into having a quantity surveyor assess your property (and you can claim the cost of having this done). They will provide a depreciation schedule for you which will tell you how much each item will depreciate in value over the maximum number of years you can claim. If an item is at the end of its depreciable life, they will tell you what you are able to replace. Even if you only have tenants for a short while, you are able to claim depreciation for a pro-rata period that your asset is income producing. What all this means for you in terms of design - there may be ways to improve the look of your property in line with what you will want it to look like when you eventually move in, which could gain you a tax benefit. Of course, you have to have the $$ to spend on it in the first place. Comments (21)Personally I would never get rid of the lovely wood trims / doors as wood is expensive and in my opinion it never dates. I am sure many other people will give you their opinions on what will match with this and that but I would just like to say - select a colour that you like for the walls - a light colour usually works well (even just an off white). Let your personality come out in your furnishings, art, knick knacks. Try to have some cohesiveness to the colour range for each room but each room can have it's own personality if you so desire. Light fittings are amazing these days and if you go to a local light shop you will be able to see the lights hanging from the ceilings / walls and if you ask you may be able to take a couple home to decide what works best for your room. Look at web sites, look in magazines, look in other peoples homes and chose your style. Don't feel you have to be like everyone else... the rooms must be right for you or you will never feel comfortable and it won't feel like home. Comments (10)My rough scratch , I think there's wasted space in the Master ensuite/WIR, by moving that along allows more space for the WIP/Laundry/Powder Room. I think you really need to consider a separate toilet as the others aren't very convenient. Move Fridge oven cook top. You mention a family of five so I think a study computer space with storage would be ideal to keep an eye on the kids while you are preparing meals, it also gives more room in the family area etc. A rear entrance via the laundry/WIP for easy acces from the car under the covered breezeway? Comments (4)Part of the appeal of the cupbaords in your photo is that the clever cabinetmaker has used real timber, possibly a timber veneer, to grain match the doors. This means that even though are a lot of doors the timber has come from the same tree, and the grain pattern is continuous across the doors. Not all kitchen cabinetmakers have this level of craftsmanship and such a good eye for detail, and such craftsmanship comes at a price. The products that you mention are good imitations of timber grain, but like a wallpaper have a "repeat". This means that it is next to impossible to get grain matching across doors. For some people this doesn't matter, but some people find mis-matched timber grain really annoying. You need to decide what type of person you are, and decide to spend big, or look at other options... The photo is of some mismatched, timber-look doors.
