Floor plan ideas - Help please
We have a large lounge room, small dining room and good size kitchen. Laundry and 2nd bathroom are only accessible if you go outside. Can't decide if we should open everything up to open plan or leave lounge closed? Also to open to the outside from dining room and add deck? We live in Sydney, Australia so also need to consider cooling the space? Any ideas on best floor plan please?

Comments (106)Thank you siriuskey. Yes that's what I was referring to, but I think I wasn't giving credit to the island sink, which would also serve for food prep. I was thinking about efficiency from my perspective. Euro bins next to sink in island, would be beneficial for ease of handling waste. Another consideration is: when using cooktop and extraction fan, will noise from fan interfere with person in study? Also, will steam from say, boiling water steam bother anyone using the study desk? I am not trying to throw cold water on the plan by my questions, I'm merely trying to imagine diff scenarios so as much as can be taken into consideration is. I have a glass splashback behind induction cooktop and a very effective extraction fan; however, when a large pot of water is at full boil, the glass steams up something chronic and I have to constantly wipe it and the underside of exhaust fan or else water drips down onto the cooktop (and any food I'm cooking)....See MoreIdeas for floor plan please
Comments (17)Hello KSR 19, First question always: which way is north?....where is the sun? It affects lots of things: Be nice for ensuite to be a bit bigger and I assume some of the two bedrooms into one room is for a walk in robe so a larger ensuite can be incorporated into that. Do you need two entrances into study? Probably one by entry would be better and more private for the bathroom and bedroom. How many bedrooms in the whole house? I assume a proper laundry would be a good idea and a chute for grotty clothes a must. IF the sun is the garage side of the house then the doors to the narrow side garden -meals could go, the wall be halved into laundry and pantry with kitchen in front of that looking towards patio. Dining/kitchen wall to go if possible. Doors to patio carefully positioned so as the living room with its traffic lights for the movement around the home still has space to be a living room and not a major Red Spot intersection!!! If you leave the wall between living and kitchen across the house it will provide a place for furniture. Hope this is helpful: I can draw it if this is unfathomable!! Best of luck. Comments (12)You've got some great suggestions there, so I won't really add anything different, but I'm wondering how you use the living area, do you need both a lounge and a living room or would you benefit from another room like a guest room or office, or a reading/library room? A studio? Do you like having a lounge area and separate tv area, or would that all be the same area? My family all likes being together but doing their own thing so for us a large family room that includes reading, tv, arts/crafts, toys, boardgames and spaces to do all those things is what we need. But I know other families like having separate rooms for different activities, just sort of depends how you live. As for the reluctant renovation partner, sometimes its just a case of not being able to see what you are thinking... or even seeing why a change would help. One thing I like to do is just just rearrange the rooms and set up the areas as they'll be used. For the time being ignore the wall positions. Go right ahead and swap the tv and dining furniture and see how it feels, you'll soon see if some areas are cramped and the walls need to be pushed out or where the door should be. sometimes its easier for people to solve problems than imagine design changes that avoid problems....See MoreFloor plan help and advice please

The original bathroom could be converted to WIP or butlers, with doorway to laundry.
The main bathroom could become an ensuite, with another bathroom installed behind it?
A linen cupboard could be installed into lounge/hallway wall, for more storage?Kate

What about having a partial feature wall or timber slats at one corner of lounge, but open the rest from entry through to kitchen?
A dining area in front of fireplace and kitchen island could look amazing!
Shifting the master bedroom door could allow for WIR to ensuite?
French doors or sliding doors to dining could help with noise/ zoning for temp control?fianou luca
3 years agowhat about this config? keeps the bathroom but it's now internal, by enclosing current porch to create a separate toilet? The new deck then extends out.

3 years agosomething like this with a larger deck wrapped around. I'd consider making the roofing against the house polycarbonate to let extra light into the lounge.

3 years agoi can't see which pic is which when i pin so i added both, sorry for the repeat. one has bath and laundry reconfigured the other leaves them where they are (well hopefully if I have the right files attached)
