Your thoughts on our kitchen plan?
Comments (63)Hi Helga, 1 ). The Island is 3.5m x 900cm ( the ridge down the middle is part of the railing system I used to get the posts so that won't be there) 2 ). Small appliance cupboard is 1m to Island (trying to get as much family space as possible and to fit the support beam/s in) my kitchen is 1100 between island and bench and I find that heaps and could easily be 1m. 3 ). The DW, window bench to Island is 1.225m , The fridge is 700deep so is 1.125m from the island, 4 ). The window bench with ovens is 1.125m to the wall of the small appliances and 950cm between ovens and pantry cabinets on the plan to allow for opening. All of these can be re positioned to line up correctly depending on what you thought, The Ovens can be swapped over to the far end of the Appliance cupboard and possibly move your appliances to where the ovens were. I think the twin beams could look great in your kitchen, I have worked artistic calculations for the beams so not sure how close I am. cheers...See MoreYour thoughts on my extension ideas?
Comments (41)I'am late but would like to add the following I would try to keep the original house along with roof .Adding a new space from the left boundary if allowed if not start at set back 900?. This would include a Master suite Kitchen with WIP and family room. This space can be resized to better suite your budget. The carport to the front for easier access and better use of open space ( driveways are wasted space and log narrow ones are horrible to navigate ie: reversing) The carport with a rear solid wall creates a garden courtyard and provides a lovely outlook for the Master suite. Guests entering into the large living MFR extra light comes from the new sliding doors out to the new side courtyard. The old entrance becomes a separate WC/shower room with a hand basin not shown. Keeping the family bathroom and laundry insitu with a powder room within that space to service family and guests internally and externally. Any of these changes would need a local professional to approve. The addition could also be done as a separate building with narrow breezeway/s connecting both old and new...See MoreSloped Carport Dilemma
Comments (4)As a start I’d rip out the garden to the right of the letterbox and create a proper entrance to your front door. Maybe with a modern arbour and climber. You could echo the climber on the carport. Or add large pots at the front of each front carport post. Also add lush planting on the other side of the drive. I don’t think you’ll be able to change the angle of the carport and still be able to accommodate vehicles. If you don’t mind blocking the light and look of the upper story window you could look at lifting the back of the carport up and making a gable roof. Doubt it would be worth it though....See Moredesign advise with carport conversion and duplex build
Comments (3)as dreamer already suggested a more spacious one bedroom downstairs with small kitchen plus laundry would be more attractive for a couple than two small bedrooms and almost no living space but also depends on if you are aiming for overnight or long term tenants and space leftover from stair well could be useful for enlarging the kitchen with a pantry and upstairs laundry and new entry allows for a study space and master bedrooms suite but you will need to confirm that the old carport is suitable for updating to living quarters but please explain where you think there is space for an extra lounge room apart from downstairs?...See Moreoklouise
