Comments (13)I'd be going back to the architect/designer and asking why the vent wasn't on the plans then armed with that info, I'd be asking your Turkey of a Supervisor why if it wasn't on the plans he didn't flag and insist on being given the EXACT code that he's referencing (including the details so that you can review yourself) as last time you checked YOU WERE THE CLIENT - It's a shame you've had this happen - your home looks as though it will be stunning, but others have said it wont be so noticeable when the building is done completely. The placement kind of makes sense since heat rises so you'd want it to be as close to the highest point for maximum effectiveness but you should have been aware. Check on the builders itemized estimate to make sure that you didn't miss it by accident so that if you did accidentally miss that one line item on a list of a million you able to prepare your argument accordingly....See MoreNeed advice for building a container home!
Comments (19)Even though I love the look of a container and they have a lot going for them, the dollar's just didn't add up for them to be a cost effective solution when compared to standard building practice's. They are just a bit to narrow which is where the main issue stemmed from. Joining two together work's but again paying a metal shop to do it bumped up the cost's with structural steelwork, engineering detailing/shop drawing's, etc. I used to be a boilermaker welder many year's ago so know what was needed....... Shame they didn't work out cost wise as I can see the attraction. Nevertheless, I would investigate both option's of using a container as the starting point, then compare it to if you used standard building processes of timber frame and cladding with the same dimension's.........See MoreAdvice needed for decking
Comments (3)all the transluscent roofing we've ever used or seen has a problem with heat build up and/or condensation underneath and quickly looks mouldy and dirty so our most successful solution for a covered outdoor area has been a light coloured corrugated steel roof and corrugated steel ceiling with insulation sandwiched between and several narrow corrugated transluscent panels or Solar Skylights which operate like Solar Garden light and have no holes in the roof...we also found that adding ceiling fans and enclosing the whole area with Sarlon shadecloth kept the area insect free, warmer in cold weather and cooler in hot and is a great safe outdoor area for pets and small kids...See More2 story with green roof in the mountains - First time build advice
Comments (3)Thanks for the replies oklouise & pottsy99. Re Solar, i'd like to go down that route, but it might be difficult to get enough sun. There are a lot of large trees surrounding the block and with the southerly facing slope I'm not sure it would work. Something i'll explore through. Double-glazing is a must for sure. Most will be fixed windows. Ideally upvc steel reinforced, though maybe Aluminium depending on how the costs go. re services, water and electricity are available, though the sewerage connection might not be ready by the time I build (the Warburton area is currently being connected), so I may need a septic system. Driveway needs some work first, but should allow trucks up.. I may need to do some pruning to get a crane in though. :/ A fair point re the extra living space downstairs. I think the idea I had in my head is eventually I might add an outdoor fireplace off the deck and a spa. Having the living space connected to the deck/yard/spa/fireplace would be more convenient. Also allows kids/adults to have their own space that isn't a bedroom. I'm also trying to avoid the darker/shaded area downstairs that would occur if I had a larger overhanging upstairs deck. Plus of course I'd have the roof deck too. Still something I might think on. I'm going up instead of down for the extra light and the views. Not just a summer residence. No setbacks to worry about on the area I want to build, but I'll have to consider BAL ratings. No other buildings / sheds garages for now. I'm not too worried about those.
