Difficult to fully visualise without colours and the like , but it looks more pleasant than a lot of designs .

If it was my place , I'd probably do a gable above the door too ( I can't work out why you'd do the other 2 eves and not that one ) and also be more ornate in those 3 gables -- create more of a subtle 3D effect , whereas that design looks quite basic compared to what you are trying to achieve .

The garage doors I wouldn't do smaller windows , well I sort of would -- I'd do 4 groups of small panes , each group would be 3 panes wide and 2 tall and maybe 300 x 200mm in size . Then I'd probably carry a similar theme across the lower fixed windows . Less than $10k more at build stage , but more of a Hamptons vibe and looks better and balanced IMO , with enough modern touches to not be a straight copy .

I think it is more "ish" than Hamptons. It's quite busy, and the garage should not be emphasized with a gable. Remember that a house is a three dimensional building, with three dimensional elements and details. This is a two dimensional representation so is not conveying the 3rd dimension. I would engage your designer to produce a 3D image so you understand the issues with the elevation.

Heres a few Hampton style houses in the Houzz collections that show the 3D effect Dr Retro talked about , these ones have the garage pretty prominent , there are some ( if you look in the gallery ) with gables that seem well done .

Go with what you like and/or within budget , but personally I think most of these are more detailed than your facade , and look better for it IMO .

The flat sections of roof between the pitched gables confused me. Are they supposed to be like Dr Retro’s 2nd photo that has awnings. They seem to need narrower windows under them for balance.

Kate , I guessed that the middle gable over the door protrudes out a metre and a half or whatever , so those flat bits are gutters , while the smaller middle gable will cut back into the main roofline . I don't think they are awnings ?

Having said that , looking closely I now suspect that the left side of the house , and possibly the garage too ( or maybe just the gable over the garage door ) protrude out too . This will make the gables trickier , they'll need little gutters going back and connecting with the gutters above the windows you talked about , then there are no downpipes and you'd need about 4 across the front . And there will be little short walls jutting in which aren't shown , assuming I am correct , and then you look at the garage , and theres a couple of poles there . Now they may be incorporated into the wall , or they may be a metre in front , you know , just where you can catch a door on them , especially if you stop to let passengers ( kids ) or groceries out before you drive into the garage , and knock the paintwork .

It looks okay , but the more I look , the more I wonder if the OP has doubled the work required ( double the $$$ there ) for not a huge increase in usefullness . Maybe I'm lazy , but if I spend $50k extra and do walls coming in and out and roofs with complicated rooflines and similar , I want it to look like I've spent the $$$ -- this doesn't in its present form IMO .

Yes. I don’t think pic 2 has gutters at all. Understanding and planing drainage is important and can change the whole look.

Thanks so much for the further comments, exactly what I need because I'm unsure about this set up! Here are a couple of other pics which might help explain. Garage has to be setback 1 metre due to council rules.

So the rear steps up , and you have the higher roof to accomodate that ?

It probably works for you , and I don't want to cast too many doubts , but a more likely scenario would be the kitchen/living/ lounge etc on the lower ( or higher ) level , rather than have similar rooms on differing levels .

Just what I see looks a bit upmarket , a bit expensive , but not cleverly done IMO -- it risks sucking up $100k or even $200k more than is needed , to end up with something slightly better than average , whereas a bit more thought and maybe $25k more again would get more of a Wow and more usability -- it sort of seems to not quite be there IMO .

That retreat in the Master is a luxury , but the wall in front seems pretty ordinary -- see the conflicts ? Having said that , if you deleted the gables and extra peaks on the roof , now that I understand more , it would be pretty plain , same as deleting those poles .

Having said that , as the peak on the main roof is to the left , and the poles are right aligned , I wonder if doing a larger left gable , and upping the luxe factor on the two ( hard to visualise either way , but I suspect the smaller centre one would look strange ) may make the whole house look more logical ?

I'm an amateur , and it doesn't quite feel right , but I can't work out what I'd do now that I can see how and why a bit better .

I really like that grey house pottsy posted, I like the way the house overhangs the garage door a little. It's such a slight detail but it really works to stop that monlithic fortress look where the garage door dominates. it really helps pull it back visually and allows the front door to dominate.

So the are gutters on the front flat sections of roof. Where are the corresponding drainpipes?

Kate - I'm waiting to hear back about the mystery gutters at the front. It hasn't gone through the engineering process yet to confirm stormwater etc so we should find out more soon.

fianou - thanks, I think we will have an overhang over the garage door with the way the extended eaves work there, hopefully it will help to reduce the oversized look a bit!

pottsy99 - I totally get what you're saying and agree with you. Just tricky trying to figure out what to change without blowing the budget! Where do you think the extra $100k-$200k is? By the way the back part of the property (upper split) has the open plan kitchen/living/dining and kids bedrooms, bathroom, laundry etc.
