I think if you have the room for two full bathrooms go for it.
As a buyer I would always choose the 2 bathroom house even if they are next to each other.

I’m not sure you’ll get your money back unless one is an ensuite. I’d push Bed2 wall into the bathroom space a bit and then make that the main bed with ensuite. I’d then combine the laundry with the other bathroom space.

Work on one three way bathroom, we need dimensions as your new drawings show a vanity toilet and bath as the width of the room whereas the original only shows a small vanity and toilet, not enough room for the bath or shower?

@siriuskeyroom is 2.5m long so it does work to have a 90cm vanity, toilet and bath or shower!

Looking at the foorplan you have posted is this your new home, some Realestate agents use these plans. If so what other plans do you have for renovation, ie: the kitchen . It's always best to have a complete overall plan to work towards before starting anything

this is my home, been living here for a while. The kitchen is fine we'll just upgrade a bit but no major changes needed it is quite functional

You mentioned a limited budget.......Main bathroom and ensuite to the adjoining bedroom a preferred option..... Keep the cost down by Leaving laundry as is...Check with local agencies for best resale

Starting with the sun room dimensions you can see that some of the dimensions on the plan are incorrect. I have used your 2500 width for the bathroom and laundry.

If Bedroom 2 dimensions are correct fitting a QB will be too tight in either position

if the total existing bathroom space is only 3m x 2.5m i would focus on updating the fixtures rather than attempting to make two extra small bathrooms in that space but how do you use the sunroom (a previous single garage?) would you consider moving the laundry to the sunroom to allow extra space for the bathrooms?

It’s something we thought off, it is a nice sunroom tho and that would mean a huge job which we can’t really afford at the moment

Possible bathroom with separate Powder room with vanity might work for you, or your two bathrooms (If they fit), one as a shower room toilet and the other with a bath and toilet?

Your 2 way bathroom, keeping the toilet insitu will save on the cost to move it, I would prefer the bath and toilet swapped to have the WC in a better position though.

Budget is a good question. What is the ballpark you want to stick within. Moving walls and plumbing to get 2 bathrooms I think you are in the $30k plus range.

That could be the ball park figure @kate, so with the two spaces you already have consider doing it in two parts, The bath vanity, WC and bath with shower over first and the keeping the second shower room space when your budget allows. You don't have to do it all in one go as long as you have a plan

Going with the original rough plan you posted you already have the plumbing in place for the second part of your two way bathroom, so win win for you

And consider a dining, Guest powder room, study in the sunroom down the track

Separate toilet/WC/powder room/etc always a good inclusion.

I think having only one bathroom is better value for your money... I don't agree that you always make that money back on selling. But if you're wanting to maximise selling potential, I'd update and make the bathroom really stylish and luxurious. That's money and effort you get to enjoy. An extra bathroom would probably not be used so much. One option is to use some space for a little office next to the smaller bedroom. It's simply creating a space that has potential to be a number of things to a future buyer. it can be converted to a walk-in-robe, walk-in-linen, office, nursery, ensuite.

I believe the 2nd bathroom will add value. it's not ideal sharing a bathroom with kids (or housemates). I'd make the 1st bathroom the "main" with a shower, whilst the 2nd I'd do a bath (with shower over bath).

We were able take our 3x1 a 3x2 by just having a washing machine in the 2nd bathroom. I don't think you need a laundry and European laundries are so popular! if you didn't want to put the Wash/dryer in the 2nd bathroom you could add a EU laundry to the kitchen area and make this bigger.

long story short, ditch the laundry, go with 2 bathrooms and stick an EU laundry (wash, dryer & cupboard) in either a bigger kitchen or new 2nd bathroom.

kitchens and bathrooms sell houses, not laundries.

I’d go reno 1 option and put in showers only . Baths are space consuming and many ppl don’t use them . Optical space and functionality is key in small spaces . I have a reno rule (21 years ) I never put in baths.

I disagree with that, Bryony. I look at the kitchen first, but definitely the laundry is very important, and I would certainly want an internal door. But that said, in a small house I would have no issue with a laundry/bathroom combination if it were well designed.

As for the bathrooms, Anna Carolina Anderson, I would strive for two toilets. Two bathrooms - not so essential in a relatively small home, but definitely a second toilet is a huge benefit.

I also love 3-way bathrooms (which you have now). They are far more practical in many ways than having a second bathroom.

I'm no expert on dimensions, but I'm wondering if you could move the existing shower up against the bath (wet room style) and squeeze another toilet in where the shower is now, without sacrificing the bath? If not, then I would go for your Option 2, but preferably with a wall separating the shower/toilet from the vanity so you retain the benefit of having the vanity outside the showering area. That can be a big benefit when several people are rushing to get ready to go out. One can be cleaning teeth, applying makeup etc. while another is showering.

Back to my first statement - is it possible to rearrange so that you retain the 3-way bathroom (possibly moving the shower to make a wet room which is a popular and very practical option now and would give you more space plus a larger shower) and combine the laundry somehow with a second toilet and small vanity?

Definitely 2 bathrooms - even in a small house most families are looking for that now, which helps with resale value. Also check with a couple of local real estate agents about one vs. two bathrooms. Not a big fan of not having a bath in a house, especially if the area is very family oriented.

These drawings are not to scale so may not work, but this is what I would be striving for if it were my house. Retain the 3-way bathroom but move the shower to a lovely large open shower and add a toilet opening off the laundry. It reduces the laundry size, but I would rather a second toilet over a larger laundry any day. And this shouldn't be a hideously expensive remodel as it leaves much of the existing in place. The biggest issue would be plumbing for the new toilet. You could eliminate the basin in the second toilet if you designed the laundry so that the wash tub doubles as a hand basin. I've seen that done in ways that are quite attractive. (Apologies for the rather rough drawings).

I would look at using space from bedroom 2 to create the ensuite, take space from the bathroom area to add to bedroom 2 including moving the door to this side, and combine the rest of the bathroom space with the laundry to create a family bathroom/euro laundry within a cupboard and incorporating a stylish tiled shower over bath if space is tight. If the ensuite is small consider just a toilet and vanity, although 2 showers in a house is good to have in the morning rush.

Bedroom 2 is already too small, look at previous drawings, you already have enough space for two bathrooms with a toilet in each, the first one would have the bath with shower over to save moving the bath plumbing, plus a toilet

The second bathroom would have a shower and toilet.

Plus you keep the full laundry

You would have to spin the bed around and put the wardrobe near the foot somewhere, but if it works its nice to have an ensuite as your own private bathroom, particularly if this is a neighborhood that appeals to families. If it doesn't work I would go for the 2 bathroom option. If doing my suggestion with euro laundry try and get the washer/dryer side by side rather than over/under so you have storage above for laundry products and room for a laundry basket.

You have received several good ideas but I think you need to keep in mind your budget

Hey Siriuskey - you're spot on. Funny bcs just last night I was thinking about that too. So many things I could do yes, but the reality is I dont have a lot to spend and even if I did I dont want to overcapitalise on the house, unless I decide I want to stay here for the next 10-20 years which at this stage I dont think I do

It's OK to dream but reality will kick in, for me and for your budget I would consider your option 1 as a goer, it will give you the all important two toilets, and allow two family members to get ready at the same time. Nothing to stop you from claiming the first bathroom as 'your ensuite"

There's no way I'd swap the 3-way bathroom you have for any of the options suggested. Toilets inside bathrooms means that the vanity becomes redundant when someone is on the loo. Similarly when someone is in the shower. At least with a 3-way, all 3 separate functions can be used at the same time. In a 3 bedroom house, that's more than enough flexibility.

Use your budget for quality finishes and fixtures, in keeping with the rest of the house. If a potential buyer wants a second bathroom, then they most likely want 4 bedrooms as well and won't be considering your place anyway.

I agree. I would never give up a 3-way bathroom. They are so practical. The only change I would consider is possibly adding a second toilet as suggested above. I agree anyone wanting 2 bathrooms would more likely want 4 bedrooms, but a second toilet is a huge bonus in any home. I actually consider it a necessity, though I am old enough to remember when the standard, even for a large family, was a single wooden seat over a can that had to be emptied weekly and was housed in a rough shed in the back yard, with no fixed lighting.
