Hi arcmaz Great house - fantastic 60's modern look - Harry Sidler (Modernist Architect 1923-2006 exponent of the Bauhaus style in Australia, mainly Sydney) would have loved the interpretation, its a good style, don't change it will pay dividends in the long run. It would be good if there was a plan of the house,and a plan of the block this would allow some relatively accurate planning proposals. If you had the real-state plan with the block plan it would help a lot. In terms of making the place bigger and retaining the style I would suggest that the extension (maybe one room and an en suite depending on a budget) be a block in the today's current style, but linked to the existing house via a "link" (Link =small walkway). This would allow you to retain the style, but not be dominated by a past period, I have done this a few times and it has worked fairly well. If you are looking for three bedrooms it might be best to add a master bedroom with a bathroom, and then maybe living areas with back yard access. There may be other approaches depending on the current layout that could be considered, but I would retain as much as the original as possible, and only make small cosmetic changes until you are ready for a worthy development. Where it's always been I hope, just kidding. One thing you find on Houzz is the"Brief" is very brief so you don't have much to work with. With what was supplied and that the property was being "considered" for purchase, I wouldn't go any further. The current floor plan needed opening up which I did a rough layout for. the internal room could be kept if they wanted, just by using one of my favourite things, full height cavity doors/Barn Doors forming the corner of a room/rooms, no need for windows, could have an opening skylight if needed as per attached. If they purchase maybe the will look to extend, next chapter.

I wouldn't recommend covering the northern deck with a permanent structure. As oklouise says, along with losing that lovely northern light, you'll miss out on all the heat that winter sunshine would provide (called passive solar heating. This could be very substantial, resulting in decreased comfort & increased heating bills. They also have a large triangular shade sail upstairs, on their terrace. This must be put up & taken down every day that it's used (due to ocean breezes), which is a nuisance. So it's not used too often. The next door neighbours also have a large triangular shade sail. This one is a permanent fixture, & rolls up. Although it does take two people to roll/unroll it, it is still a much more convenient set up. It's not perfect, as the fabric is quite flimsy (although it roll away behind a guard that would protect it from the weather a bit). But something similar would be worth investigating. This was a custom job, & I'm struggling a bit to find something the same online. I have found an interesting rectangular roll up shade sail (by Soliday I think). I'm struggling to use the website on my phone, but it may be worth looking at. When it comes to considering ideas for any kind of building project, the impact of budget to what you're trying to achieve is critical and the first thing to get a proper handle on. The various floor plan ideas are only valid if they align with budget. Budget limits should not be sidelined until down the track. In fact they can be utilised as a great way of guiding, filtering and focusing various ideas and plans towards the most appropriate outcome. We should always design with a conscience and consciousness for the budget involved.
