Comments (11)Hi, just a word of caution re Lilly Pillies. We planted 55 along our boundary in March and lost them all due to frost over the winter. They were supposed to be frost tolerant... but we had unusually severe frosts this year. In hindsight we might have saved them if we had protected them, but we escaped the Tassie winter for a mth to U.K. and it was too late by the time we got home. Shared garage 6x6sq m - shared laundry sewing/ utility/mud room 6x3.3sq m - media room 5x3.8sq m - entry 1.5x3.3sq m - office 2.5x3.5 sq m - bed 4 3x3.5 sq m - bed 3 3x3.5 sq m - main 4x4.5 sq m - wir 4x1.8 sq m - ensuite 4x2.8sq m - bed 4 3x5.4 has linen c/board in hall way - bathroom 2x3.5 sqm - toilet and 1 vanity 2.7x1.7 extends into family rm - family rm 5x5.2 sq m - dining 5.3x3.4 sq m - kitchen 4x2.8 sq m - b/pantry 1.3x2.8 sq m - island 3x.9 sq m - hall 1mtr wide - outdoor 3.5x4.7 sq m may change - front porch 3.5x1.8 sq m - pool behind family area maybe. Comments (9)It actually looks like it was designed for a shower screen that was never installed, maybe because they ran out of money towards the end of the job? Frameless shower screens look fantastic when you can afford to put one in when you are renovating or building a new bathroom. Usually frameless shower screens have their anchoring points or recessed channels installed before tiling. It is actually quite tricky to retrofit a frameless shower screen neatly where there are existing tiles as the junction between the two materials needs to be watertight, and there may be uneveness in the tiles. You don't want to penetrate the waterproof membrane that is under the tiles with a retrofitted fixing for a frameless shower screen. I would suggest a semi-frameless screen which has a steel channel at the junction between the glass and the tiles which will be easier to keep clean, provide better support for the glass, and not be reliant on a silicone bead (which often goes mouldy in a shower recess). I would not have it longer than a metre as you will need at least 600mm clear to access the toilet. Extend it to the ceiling (see photo above) for better rigidity. I designed my house in 1988 to be 'passive solar' - I looked at Louvres back then but chose Awnings bcoz the Louvres in 1988 did not have screens or Locks… I think if you lived somewhere really cold you get more benefit from 'double glazing'- but, these days the really cold Northern countries use 'triple glaze' and thermal energy... for you, opting for a few on your Northern side with deep eaves would be sensible A couple of years ago, I finally replaced my Block-Out Verticals with Plantation Shutters - the Plantations look great and when shut keep heat and cold out... the verticals did the same thing but the look was outdated and got ratty …....See Moremarieeesere
