Comments (41)We have a similar home in a sydney beach suburb. We are in a different position where we have bought ours as a downsized but are just about to restore the old 50s beauty to its former self. We have quotes of around $400000 to gut and change the floor plan which includes 2 bathrooms and a new kitchen and also add internal stairs to the garage and a large deck off the back, lift some ceilings and replace gutters, eaves ect ect ect. Comments (66)you are super-patient!!! :) :) thank you :) I'm so sorry but I do actually have a couple MORE thoughts!! argh! there are just so many different options.... and this is a bit of an all consuming puzzle to try to solve. here they are: 1) study could become main bathroom - leaving new Bed 4 as per plan since it is bigger & a better size for guests. in this option, some area could be stolen from the study to boost ensuite size - even if it just made the ensuite 1 full metre. Ideally not requiring study window to change. 2) WC could potentially be separate either within this space OR at the back of the old kitchen (allowing for the remaining, longish hall wall to be shorter again) oklouise you may think some of these ideas are not very workable & I'd be so glad for your feedback & comment (and anyone else's comments as well), it's really so incredibly helpful - unbelievably helpful - to have everyone's input. i'd love recommendations on which ideas & options might work best for that balance between function & budget...See MoreKitchen and surrounding rooms, argh!
Comments (49)Hi Jane, I didn't think the Study was a bedroom that's why I suggested changing it to the laundry. He would have a bigger bedroom using Bed 4 The deck at the front was a great idea another place to sit.as the house is already quite pretty The garage is as you say ridiculously narrow and I consider having a driveway with a garage at the end a waste of space anyway. The one good thing is that it is on the boundary, I think so gives you maximum space. are you able to bring a carport forward towards the street, just add that to your plan. Your neighbors aren't likely to complain about anything there as it's also on their blind side. Is the garage under the same roof as the old extension? Who uses the other 3 bedrooms as there's only 3 kids, would you agree to move the bathroom back into bedroom 4 and keep the powder room and linen cupboard where I lastly placed the family bath? Sorry but I'am trying get rid of "The toilet block" across the end of the courtyard. Or would you consider adding the laundry into the garage along with your WIR and possible study....See MoreBuilding up versus building out?
Comments (28)Hi all, I can't seem to reply individually to your comments so here's a general one :) Thanks all for the suggestions and experience-I'm really intrigued by these suggestions of pavilion extensions, those links you attached Kate are super striking! Unfortunately for us we are on a fairly small block of land and one side of the house is a narrow driveway-we looked into building a garage/study on the ground but as we have to be 900mm from the neighbouring fence it was going to be very skinny and just not worth it. I appreciate the thoughts shared on keeping our feet on the ground but as we've two young kids and two dogs (and would love to have chickens again) I'm less and less inclined to give up more of the garden which is what we'd have to do if we extend out. Our verandah roof was done back in the 60's and slopes down and leaks in the rain so hence it needs to be lifted up if we were to build out. Kate, I LOVE your idea of the shed! We actually converted a massive steel shed into a gorgeous shed home when we lived in QLD on a massive rural block of land, loved how easy it was to 'knock' down a wall! :) Sadly we have learned the hard way that trying to save money by hiring a draftsperson that didn't ask us what our budget was has cost us time and money, but I guess in a way I'm grateful as this extra time has given me time to consider building up now instead of out. I'm getting a sense that it will be a lot more expensive to do so so might have to wait another 2-3 years to get re-finance happening. In the meantime we are making some changes to the current set up, slowly adding value and making it more enjoyable to live in :)...See MoreLarkspur Lane Design
