Private building inspectors

Hey all.
I’m thinking of hiring a private building inspector for my build but they’re expensive. If you could only choose 3 of these inspections which would you choose? I’m thinking slab, frame and final but i’m not sure if that’s the smartest move. Please help!!

Waterproofing would be on my list. But honestly, I'd forsake some of the luxuries that are considered 'must haves' nowadays to get everything independently inspected. You know the Builders Warranty only applies if the builder is dead/bankrupt/etc? It isn't a guarantee that anything wrong will be fixed, and taking it to court or getting someone else to fix it gets expensive.

Building act requires a building inspection at certain stages. Have a look at the act in your state.

Well, yes and no. We did hire an independent inspector, and he was incredibly thorough and as a result we were able to get a great many of the issues resolved. Sadly, that did not include the Floor Drain to Nowhere in my master ensuite! Although what they did would be illegal in the States, code in Australia is ambivalent. I have strategically placed a toilet brush holder over the drain hole --since it literally runs to open air-- while we debate about whether to go floor-drain-less or engage in some remodeling to get a functioning drain. I think Australia shoots the consumer in the foot by not requiring builders to have inspection by independent parties. If that's the nanny-state, I'm all for it!

A nice invasive running bamboo would be the ticket to isolation. Where are you worried about it invading - your neighbor? When it invades your gravel areas, you cut out the running root, big deal. If you built a wall, you would have to maintain that, would you not? I am renting a house that is less than ten feet(3 m) from the highway right-of-way, but about another 20'(about 6 m) from the actual roadway, which is about 5' (150cm) above my first floor. As the road curves, it passes both first and second floor bathroom fulll-size windows, yeh. Bamboo to the rescue! We are saved by the lovely self-sustaining bamboo. No fertilizing, no watering, just an occasional clipping of its toenails, each spring. It doesn't soften the sound of the Harley's though. To keep the bamboo from crawling out of its crib, install a galvanized or aluminum edging that goes down 6-12'(15-30 cm) to contain these babies from escape. And let the neighbor go back to Dungeons & Dragons or Sesame Street for their entertainment.

My answer would be a resounding "Yes your spending a lot of money and putting in a big emotional investment into this project!". It's never a bad idea to have an independent inspector at key stages as once your home is built a lot of things can be hidden/covered up and you only find out when it all goes pear-shaped. Inspections are usually carried out at the following points:Footing inspectionSlab inspectionFraming inspectionLockup stage inspectionWaterproofing inspectionFinal inspectionPre-handover / practical completion stage inspectionFixing stage inspection But before any of this happens, save yourself potential grief and go over with a fine tooth comb the council approved plans vs the builders specs and budget - make sure that there's no oversights - raise any issues or queries early and get things sorted out before anything starts on site. If you mean a Private Building Inspector, then it is up to you and how confident you are with your contracting building company. The private building inspector will inspect your home at different stages of the build. Slab laid, when walls reach roof height, when roof is installed, when plumbing and electrical is installed and at final completion. If your building company is doing there job correctly then I would only get a building inspector to walk through on your final inspection. But if you feel there are problems with the build, then have a building inspector employed on a regular interval for the different stages of completion. Regarding cost, contact companies for quotes of their hourly rates.

Thanks Kate. The builder has arranged for the required inspections to take place. I would like to also hire an independent inspector though that works for me and doesn’t have a well established relationship with the builder.

Thanks for the feedback Macyjean. Our builder does have a structural guarantee too but I am not relying too heavily on that. I’m sure there are risks with any builder which is why I am looking into private inspections. I am hoping to get as much independently inspected as possible but ultimately it comes down to budget, which is why I am trying to determine the absolute most important stages in case we can’t choose them all.
