Hi Paul In apartments, the killer for layout changes are always drains, then water supply, then load bearing walls. Before you consider doing any changes to the layout, I would advise you to locate the drains (pics would be good) as they will likely restrict you. The drains are important for obvious reasons but also important is the fall (ie downward slope) of any drain you wish to install in a separate location. It means you have to take into account more height the further away from the existing drain you go. It is likely that your existing laundry trough/basin has a drain going down to the floor, and this is going to interfere with the proposed ensuite entry location. Ditto if it is going into the wall. The big one is the new shower. It will need to have a 50mm waste (drain) in the centre of where your washing machine now is.... and the question is where is it going to go.... I would suggest swapping the vanity and shower over to access the existing trough waste if it is large enough. In a lot of these older apartment buildings, the waste sizes are down at 38mm, which is not going to drain fast enough for a shower. If your existing waste is that size, you will need to have a hob to the shower as it will fill up, and you will also need to check health regs to see if it is allowed in your state. To get the drain for the new ensuite vanity and new laundrette sorted, I would punch through the new kitchen wall and run drainage along the wall behind the new cupboards and around to the existing kitchen sink waste. This will give you plenty of fall and a place to hide the pipes. For the new basin to the existing, you will need to see if you can get it around to the existing basin waste in the bathroom adjacent by running it around and under the bath. Cheers

I've seen a few sliders painted with blackboard paint - they're so fun and mobile, if there's a hall door somewhere it might be an option as they muffle sound rather than seal it out. KRAKEN WHALE FIGHT! If it's childlike dreams you want to be added to the house, maybe do a kiddy-height connecting door between the kids' rooms or a little message chute they can send back and forth, pigeon holes to send letters to each other or some crazy options like your hidden door in a more public area like the front entertaining space. There are so many ways to add whimsy that can be fixed up and removed later on if yall need. If the kids are smol: Kids only door or Door in a door There's an amazing episode of Grand Designs with a couple of superfun ideas Scooby Doo House that made me realise hidden doors and revolving shelves are better for playrooms than bedrooms.

Personally , I'd ask why as a first question . It doesn't seem to have its own entry , so that will be a cost , as will be either walling in the existing door or at the very least adding a lock , but that has noise issues ( its not 'sealed' or insulated the same as a wall ) . I don't think theres enough room to do a 'proper' washing machine / kitchenette / sink . If you put all of that in the WIR space , you then have to have some sort of wardrobe , whether it be a visible or portable rail , or a seperate robe or a built-in one . You then have to vet tenants even more than a normal rental , it will cost maybe $20k or more , and yet possibly devalue your overall house by $100k ? As bigreader says , there's all the legal stuff like minimum space , fire protection , water use , even power and heating and insulation . Thats without even getting into parking , access , noise , visitors , etc , etc . And without being too judgemental , the kind of person who will be 'happy' here may not be the kind of person you want as a tenant . I realise there are 'slumlords' who specialise in these types of housing , and yours may be upmarket , but just reading between the lines , I doubt it would have a quick payback period , it will create problems , and it will likely devalue your house , in more ways than one . If you want to rent out a 1 bedroom unit , buy one and rent it out . You'll make as much or more , and you'll end up with an asset at the end .
