We have a 6m x 4m extension off our main floor. We have internal access to downstairs but it is not of legal height approx. 2.2m, we are looking to enclose the area beneath our extension so its accessible through the existing down stairs area and we wanted to have it planned as a kitchenette or kitchen. The advise we have been given is make it a cabana area and that's because it connects to the existing 2.2m high area that it would need to be 2.4 high. I was under the assumption the NSW complied to the Australian building and the kitchens were listed as non habitable and thus it can be of a minimum height of 2.1m minimum.

Difference is a cabana we need to have an open end (not enclosed) and then we can put a BBQ and sink. We can't put a cook top or oven as we would like with a kitchenette and have it fully enclosed. The implications go from planning, to permit, to insurance if anything was to happen.
